Home Inspection Done Right

Beni is always professional and knowledgeable on every type of home. He communicates amazingly with clients to understand the good and bad points of a potential new home. His reports are easy to read and appreciate all the clients he has helped over the years!

No follow up after Inspection

We wanted a pre-sale inspection to give us a checklist to make our home just right. This took place 2 months ago February 18th, 2024, Northwood invoice 15070. We had a SIMPLE question regarding page 12 of our inspection as it was flagged that it needed attention, so we called, texted and emailed (emailed Feb 16th, 17th, 23rd, 26th and 29th and tried one more time April 16th) A promise was made March 2nd to correct. Still nothing. Per our inspection (page 8) we were told to repair our plumbing stacks. After hiring a roofer to come the only thing found was a cracked shingle that was repaired. We of course were out of pocket on the travel time for the supplies of this. We notified Northwood and had another promise to come see us. On the phone he told us I am in my truck, and I will come see you and still nothing. If you have questions after your inspection, good luck. 100% satisfaction guarantee according to the website is just a logo unless I am missing something. They fly a drone around your home for inspection, so it is just guesswork to what work needs to be done. I am not one to leave negative reviews as some businesses have an off moment, a bad meal at a restaurant is usually looked after and a defective product is usually replaced at a store. In this case this report cost us money with no follow-up to SIMPLE, SIMPLE questions. Should you have any follow up questions please feel free to call anytime. We want to be your home inspector for life is something they tell you in correspondence. Why not live up to what you preach and return your customers emails, phone calls and texts?

Home inspection

Ryan is very professional and explained everything in words that I understand. I asked him to show me exactly where and what he was referring to and he did so immediately. He made me feel very comfortable about asking any questions. I definitely would recommend him.

Home Inspection to Remove Subjects

Hired for a pre-purchase inspection. Was timely, a reasonable price, and the inspector took time to walk through with me and explain each section of the report, and show me any problem areas that would need a little or a lot of attention. Very helpful, as we discovered an issue with hot water heater, and sellers have agreed to replace before closing. That alone was worth the price!

Condo pre-sale inspection

I contacted Northwood on short notice, had to ask them to change the appointment date once (again on short notice), and found them very easy to deal with. Nice comprehensive and timely report, preceded by a phone call right after the inspection with the inspector's "big picture" take. The inspector (Kevin) even took the time during the call to make sure I understood the differences, in terms of repair responsibilities, between a strata condo purchase and a house purchase. I would use them again.

Not responsive following inspection

I hate to have to leave this review but this company was recommended by my realtor as being very thorough. The original inspection in July went seemingly well. They were quick to book, showed up on time and answered all of our questions. They talked about the warranty and we felt that we could have peace of mind with our nearly $2M purchase. Post-inspection is when all the issues arised. I had to send several emails and phone calls to receive clarification regarding the poly-B pipes found in the bathroom of our home. From previous experience, we knew they are problematic but our inspector reassured that it was a minor problem that would eventually need attention as it was only in some areas of our basement. Our mistake. We should have pushed more but they are the experts. It took me nearly a month to get a hold of someone to receive our printed report. They had issues with their admin so I was understanding. One week after we moved in, we discovered our dryer was not heating. The report had no such claim. The appliance was working. We tried to contact the company but did not reach anyone via phone. Our realtor ended up connecting us. We finally got a claim started with their insurance department but nothing materialized. In the end, we ended up fixing the issue ourselves...out of pocket. Fast forward to this week when we had our basement bathroom being painted. Our painter discovered a bubble in the drywall - not a good sign. He had a moisture detector that found two areas of the bathroom has excessive moisture. We peeled away the baseboard and found an abundance of mold. He removed the drywall where we found an active leak, live electrical buried in the wall and an abundance of mold. Our plumber said that most likely the leaks were a cause of the Poly-B pipes. Our painter followed the pipes and inspected more areas for moisture to which we discovered the basement kitchen also had a substantial leak. We discovered an alarming amount of mold once we removed the cabinets. We decided to follow the trail of plumbing to which we discovered that there is poly-b THROUGHOUT the entire basement resulting in active leaks in the basement bathroom, basement kitchen, upstairs kitchen and laundry room (the basement is a drop ceiling so these were not hidden behind drywall). That is not "some" and not something that should have been dismissed. I have been repeatedly trying to get a hold of Beni (unsuccessfully) to discuss the issue with the mold and get clarification as to how the mold was even undetected by an experienced inspector. I also wanted clarification as to why the poly-b pipes were not given more attention in both the oral and written report. We are now needing to replace ALL the plumbing in our basement as well as drywall that has been damaged by mold. But besides the financial implications of needing new plumbing, drywall and paint, we are distraught that our 7, 5 and 1 year old daughters were playing in the basement daily with the amount of mold that was growing. We are so thankful that our painter was able to detect the moisture issue and we are able to address this sooner rather than later but I am completely at a loss for the lack of communication I have received from Northwood regarding this issue.

House and property inspection

Inspector was thorugh and complete for are arrival. He explained all issues that needed quick fix and others that should be looked into later. Spent time walking through home and explaining with great suggestions for basic repairs. Could not have had confidence in spending money on a home with out knowing what was under the paint. Everything was checked,well worth the money for piece of mind. Thanks

Property inspection was thorough and provided thoughtful insights

Beni was very thorough in his inspection which took 2-3 hours. He took pictures of the property which were appreciated, especially in the areas that I wasn't able to go like the roof or the attic. The inspection report is easy to read and understand. Beni took me around the home to show me some of the finer points of the report and helped me understand the maintenance that will be needed. This is really helpful because this is my first house!
