Phil and Randy were friendly and showed up on time at the site. They immediately started looking around the property with his partner, wasting no time. They were extremely thorough and knowledgeable, providing answers to my many questions. The whole process took over 2 hours, and I was happy with the report and services provided.

Phil was very knowledgeable and encouraged us to accompany him on the inspection and ask questions. He also completed the Tarion 30 days form so we know exactly what we should be submitting.
Additionally he took pictures of all the inefficiencies and included them with our report so that we could also include these in our warranty submission. Our investment in the home inspection with Acker was well worth the return to know that we have the documentation required to have the builder repair the not to code items and other improper installations. It gives us the peace of mind to know that our house will be up to code once the repairs are completed.

I wasn't sure if I needed to hire a home inspector for the 1 year Tarion warranty, but in the end decide it was a good idea.
Phil & Randy spent a couple of hours going over the house with me and my year end list ended up being close to 20 items; most notably that my house doesn't have the required amount of insulation in the attic. I recommend getting Acker Home Inspection to do your year end Tarion warranty checklist. It's a solid investment in your home.

We hired Acker Home Inspection for our 1 year Home Owner Warranty with Tarion and were very happy with the thorough inspection performed, and the list of items provided. They were well explained, well documented, easy to understand and allowed us to have an intelligent discussion with our builder. Over and above this however, we ran into an issue trying to sell our house over 6 years later on account of a questionable observation from the buyer's inspector. We brought the observation back to Acker Home Inspection even though over 6 years had elapsed since their inspection of our home. Not only did Acker Home Inspection review the observation with pictures, researched the topic and the area and wrote such a convincing rebuttal that the buyers waived the inspection condition the next day. I hired Acker home inspection for my new build 1 year review. This was my first experience with home inspection. In the end the inspection did not reveal any deficiencies that were new to me. Phil has a good understanding of the Tarion warranty and it seems that he focuses the inspection purely on what is warrantable, and does not pay attention to things that should be addressed yet are not defined as deficient in the Tarion warranty.

His attitude throughout the inspection gives me the impression that the inspection is geared more towards people who are ignorant about how their house works and code requirements. Maybe this is indicative of his typical clientele and maybe this is why I feel I did not get good value for money.

We used Phil to inspect a home we intended to purchase. He was available immediately, was there on time (even ahead of time), and conducted a thorough inspection . The report was straightforward, easy to understand and he took the time to explain everything to us on site. So we were very satisfied with his work.
