Home Inspection

We chose James Dobney after a referral from our realtor and they were able to schedule our home inspection more promptly than the other company we contacted. Our confidence in the inspector was high and his communication skills were excellent, as was the report format and content. The office staff was very friendly and efficient. We purchased the house and would definitely recommend JD to our friends and family!

No information on his inspection findings

When I simply asked for more information of where a leak was found (which bathroom and which area) Jeff from James Dobney, replied with "do not contact me again! It is not myresponsibility to tell you how to repair your home" which makes his inspection report much more suspect. Sept 6 2018.

Home Inspection

Due to recommendation, reached out to Dobney & Associates for a home inspection prior to purchase. Cost was reasonable, but the quality of work depends upon the inspector you get. Mine said he didn't access many parts of the home (including crawl spaces - in fact he couldn't squeeze in). Very superficial on many parts of the review and had to point out a lot of stuff he missed.

Home Inspection

My experiences can probably be summed up thus: the end of the day, after the inspector had departed, I was left feeling like *I hadn't paid enough* for the service.

From first to last, things were absolutely exemplary. Erica called me literally seconds after submitting the online booking form, and I glided through what was probably the most pleasantly efficient phone call I've ever had. My experience went from strength to strength though when I met Jon, my inspector. Consummately professional, Jon had a twinkle in his eye and after latching on quickly to the fact that I was a first-time buyer, he was particularly patient and good-humoured, and explained everything from the technicalities of the inspection through to some home maintenance tips and even negotiation techniques for dealing with contractors. Just by noticing some new wood in an odd part of the crawlspace, he picked up on some water damage that had been repaired. Our house has a particularly high ceiling in the living room, and one catchphrase of his, "always look up" stuck with me and will no doubt help catch some maintenance issues early in the future.

All professional services should be like this! I'd recommend James Dobney Inspections without reservation. When you book, ask for Jon!

Home Inspection to purchase home

We selected this company because when my mom sold her house, the purchaser used them and we found the report provided very comprehensive and inclusive of cost estimates for repairs. This unfortunately was not our experience. The inspector was ok, friendly/polite. The format of the report was very confusing and not helpful. They gave us a nice book of how to look after your home, which was great but not worth the almost 600.00 we paid for the inspection. The report was given to us in "codes" that we had to flip to another chart to figure out if it was problematic, normal, needs attention etc. Also, in home inspections we've had in the past, the report included rough estimates for costs to repair problems, this report did not include any such information. The attic was not inspected as we found problems not noted in the home inspection. The only good thing about this company is they refunded our money so we could hire a home inspection company better suited to our needs. We also found that 600.00 is about 100-150 over the average home inspection fee. My advice is if you are going to hire a home inspector, ask to see a sample of what the report will look like to ensure that you are getting what you need/want.

Home inspection

We hired James Dobney Inspectors to inspect a home we were about to purchase. They provided a completed report with a lot of information. Sad to say the report was false and the inspector checked many of the items as OK without actually inspecting them. One such item was the attic in our house. After a major rain storm our roof started to leak inside the house. When we went into the attic we discoved a pail had been placed by the previous owner to collect the rain and it susequently overflowed. The pail was in plain view upon entering the attic yet the inspector's report said that he checked the attic. We called James Dobney for an explanation. We were told that their inspectors do not go into the attics becuase of dust and other issues like asbestos. We would not use them again. We learned that with any inspector it is a good idea to accompany them to at least see that they do in fact physically look at all areas indicated in the inspection report.

Townhouse Inspection

We hired James Dobney Inspectors at the suggestion of our realtor. Our inspector was very nice and took his time reviewing our potential townhouse. He gave a very thorough explanation and provided us with a binder full of information and his comments. A couple of days later we called with further questions, which he was happy to help us with. Very easy process and they did a very good job of explaning the "problem areas" to a novice home owner.

The Gentleman sent out was very nice, answered all my questions (and as a first time buyer, I had a lot) he gave great advice, and provided a very thorough review of our new condo. Based on his inspection we ended up buying it.
