We hired Twin Peaks for a post-purchase inspection on our new home in Durham region. It wasn't possible to include a condition of inspection in the offer, but the house was built in 1870, so there was no doubt in our minds that we wanted a thorough inspection after taking possession.
Brad arrived on-time and ready to go. He has a full set of tools and techniques for inspecting both new builds and very old homes. Our inspection included drone photos of the roofs, thermal imaging and camera scoping, in addition to countless manual checks of everything from electrical to structural, plumbing and HVAC, windows and sheathing. As this is a very old home on a rural property, our inspection also included the water treatment systems and septic.
This was a tricky property to inspect, with two separate buildings (the main house and a coach house). Brad took his time and did an extremely thorough job. I have no doubt that it took longer than he expected, but at no point did he rush or seem annoyed or impatient.
One of the primary motives for getting the inspection was so that we could have a clear understanding of what we need to work on now and what can wait a year or two or more. Brad found many issues - small and large - and helped us understand exactly which of those issues need immediate attention, and which ones can wait. Because we wanted to learn as much as possible about our new home, we followed Brad around for all but the activities which were done at heights. He took his time to patiently explain what he saw, and what options we had to handle the issues he discovered. He produced the inspection report within a couple of days, which was filled with photos and detailed comments and recommendations.
The cost of a detailed inspection may seem like a lot to swallow when you've just finished paying for everything associated with moving into a new home. Honestly, it's worth every penny. You'll discover things which are very inexpensive to fix, but which could cost you a fortune if you don't deal with them quickly. You'll also discover things which can be dealt with over the years, and the inspection will give you a great understanding of how to sequence those repairs and replacements.
Brad found issues both trivial and significant, and a few which could have very serious safety implications if not handled properly. We're extremely grateful that he treated our home with the care and attention that he would show for his own.
