Septic tank and field inspection

Personable, friendly and nice enough... but Considering the cost of the visit we felt we paid far too much for the service we received. Having said that we asked for a checkup which proved to be a reasonably healthy one which put our minds at rest. An Honest diagnosis. But nonetheless a wallet smack. Expensive. Good service but we felt we paid at least $200 too much for the service including taxes....

Septic Inspection

Company BIOBITE was hired by purchaser to inspect septic. I presume customary inspection fees were paid by the purchaser. Realtor provided copy of report to homeowner (self). Although diagnosis included some accurate statements, I found it to be misleading.

The conclusion of the report which suggested system failure as a near term high risk due to "biomass" accumulation likely led to the purchaser walking away from the sale. The reasons for this conclusion being incorrect are detailed below.

The report did not indicate that the "biomass" evidence was concentrated in only one test hole and not the others. This could be symptomatic of a distribution header pipe being tilted off level, causing the liquid to be directed to one area of the septic field. On later investigation minor excavation was done and this was found to be exactly the case. Several other areas of the field were checked and little to no biomass was found. Such issues tend to be self correcting. If the "low" area of the field loses capacity, the liquid then redirects to other areas to be absorbed. In any event a tilted header pipe can be rectified by minor excavation and levelling of the header, or by the installation of a "D-box".
