Although very much a surprise to read, I thank you for your feedback, although disappointing, regarding your inspection which took place a YEAR ago.
As addressed in your home inspection report the home inspection is not an exhaustive technical evaluation. An evaluation of this nature would cost many times more. Please understand that there are limitations to our inspection such as being able to tell you what’s behind your basement walls. While we can reduce your risk of purchasing a home, we cannot eliminate it or can we assume it. Even the most comprehensive inspection cannot be expected to reveal every condition you may consider significant to ownership.
I was hoping you could reach out to me personally at gmendes_hshi@yahoo.ca regarding the issues you describe in your feedback. I have some questions and concerns I’d like to discuss with you. There are no inspectors that will be able to tell you what is behind your basement walls. We do use thermal imaging and moisture meters. These two tools combined together often reveal issues that are not visible to clients. You talk about your roof and the fact the I did not walk on it to inspect it. I need to get some feedback from you regarding this home so that I can properly address this. I don’t know if it was snow covered, the height of the roof or the slope of the roof.
What puzzles me the most is that I have never received any feedback regarding any such inspection until today. This is something we need in order to properly reply to your concerns.
