Home Inspection

We've used Ted on several occasions. The first time we showed his report to the seller and got an extra $10K off the already agreed-upon buying price in a hot Vancouver market. The most recent time was five years ago and we still go over his report regularly to see what we need to do with the house and what we need to keep an eye on. Not only that, but we still contact him from time-to-time for his valuable advice, which he is always willing to provide. Ted's work helps me sleep better at night.

As for the price, it's peanuts compared to the overall investment. If you want to stick your head in the sand and hope everything is OK, Ted's not your guy. If you want as much information as possible so you can make the best decisions with your home, Ted's your man.

home inspection for an old house in Vancouver

Ted is an awesome inspector. We've used four inspectors over the years. We've never found a perfect one until we hired Ted this time. Even he charges almost double compare with other inspectors we worked with, I have to say that the service he provided worth the price. He spent almost 8 hrs in my house at the inspection day, only took a short break. He came in earlier than us to check the surrounding areas. He checked the house inside out throughly and explained to us. He is very knowledgeable, i guess that's because of his experience to be a contractor. At the next day, he provided us a very detailed inspection report and prioritized the repairs that need to be down. He also provided us a lot of valuable recommendations. The most impressive thing for Ted is that his service isn't limited to the home inspection. We bought the house eventually. Since the house is quite old, there are a lot of repairs and maintenance need to be done. We consulted Ted for the difficulties we've encountered. He always gave us valuable infor/suggestions. He even went to our house to check the issue and made recommendations to us. He don't have to do that! The post-inspection service really makes Ted different with other inspectors. He really provided us super value service. I would definitely recommend Ted to others. Thanks Ted

Thank you so much for the generous accounts of my service. As you can tell I love my job, when I conduct an inspection I am totally involved with your welfare, that does not end with the inspection. I built my business on client service and that continues to be the reason past clients often insist their friends call me. As should be obvious to anyone purchasing a home, the home inspection can be the most important part of the transaction. The difference between a well informed purchase decision and a poorly informed purchase can impact your life for quite some time. Remember undisclosed discovered deficiencies can often be negotiated for in the sale price. Discovering deficiencies before your subject removal is measurably better than later.

Home inspection and report

At first I was a little hesitant due to the slightly higher price, but hiring Ted was the best investment I could have made. Ted's home inspection and report were the most thorough examination of a home that you could ever want. I accompanied Ted throughout the inspection and he was very patient and informative with all of my questions. The 'report' is much more than that. It is a custom made book that covers any and all aspects of your home from top to bottom with many sidenotes and references to use in the years to come. Ted helped me discover lots of things about the home, and allowed me to make an educated decision about the potential purchase. I would easily refer Ted and T.H.E Co to any family/friends who are thinking about buying a home.

Michael, slightly higher price? Are you kidding, my fee is way high compared to most every other inspector. But as you've explained; value can be priceless. I charge a higher fee only because I believe I'm entitled to make a reasonable living working four times longer than other inspectors and getting paid 2/3rds less per hour. If you just look at the cost of an inspection yes I am priced higher, you just can't compare the level of investigation and reporting that I'm capable of doing over the course of two days with what most inspectors try to get by doing a 3 to 5hr. turnaround window.
There is a greater reason for hiring someone like myself, someone who is totally unfettered by sales. I have one client. When most of my work comes from satisfied client referrals, you know every inspection I do strives to exceed a clients expectation of discovery and report utility.
When inspectors get referrals from real estate agents, their livelihood is dependent on happy agents. Unfortunately I don't have a single agent who likes me. I say unfortunate because there is not one agent who would risk a sale by referring me. That is a the sad reality of real estate sales.

Home Inspection

I used Ted in 2007 when I purchased a house in Burnaby. He insisted that attend the inspection with him. I learned so much that day about my house and houses in general. The next day, he provided me with a detailed report which served as a repairs checklist. He charges twice as much as a typical home inspector but provides ten times the value. I still recommend him to my friends. The friends who don't want to pay his fee still ask to borrow the report that Ted originally prepared for me. Ted is a thorough, professional, and detail oriented Inspector. You can tell that he takes his job seriously and has your interest in mind.

Helped me buy my first condo

Given the leaky condo crisis in the lower mainland, I wanted to be sure that I had the best home inspection possible. So after much research I chose THE Home Inspection company. I wanted an independent home inspector, not one who was dependent on referrals from real estate agents.

Ted provided me with advice before I had even hired him. I sent him copies of the listings I was interested in and he provided advice as to what was good or bad about them.

He inspected the home I made an offer on, and it was the best investment I made in my home.

My real estate agent tried to get me to use a "cheaper" home inspector. Ted's services cost more than most other home inspectors, until you compare what he provides. His home inspection will take 2 to 3 times as long as other inspectors, because he checks every nook and cranny that is accessible to him. He inspected not just the condo unit, but also the complex.

His home inspection left me confident in the purchase I made, and he also provided the information I needed, as a first time home owner.

When my sister was looking to purchase a condo, I insisted she use Ted. She did and she was very happy. She provided a copy of the home inspection to her mortgage provider who was also impressed with the quality of the report and the home inspection.

If I buy another home, I will use THE Home Inspection Company to do the home inspection.

It was quite a pleasure meeting your sister and inspecting her townhome, this last November. Denise's mortgage broker was quite exceptional in that he had researched the complex and found several unresolved issues. My report did not paint a glowing portrait but rather; like most complexes, I discovered maintenance related issues that thankfully are reasonably manageable.

Home Inspection

Ted went above and beyond what we expected and did an amazing job of showing us the deficiencies in the home, giving us suggestions for how to fix them and in what priority, general costs, and an extremely detailed report (more like a professional manual). As well, he provided us with tons of maintenance advice which we very much appreciated. He was very professional and down-to-earth about things and a genuinely nice guy who feels passionately about his job. The inspection was the best money we've spent on real estate to date and we would highly recommend him to anyone.

Prior to hiring Ted we have dealt with 3 other inspectors all of who are the typical $350, 2 hr inspection with a long checklist report at the end. One inspector we used was recommended by our realtor and he missed some MAJOR issues which we found out about after and it cost us many thousands. I would never recommend using an inspector through your realtor. In fact, don't even listen to realtor advice in regards to inspections... there is too much conflict of interest.

A book I would highly recommend is The Holmes Inspection by Mike Holmes. Read it front to back and I can guarantee that Ted meets all the criteria of an excellent inspector and is very much worth the cost.

My goodness , that was an amazing day! Being an older house with previous renovations I'm pleased that we were able to discover the quality of those renovations and the potential electrical hazards. I'm sorry to say that the "smart" contractors (the ones that make the most money) are really shortcut experts while likely charging full market value. Occasionally I see renovations where they paid more than twice for less than half the quality.
In your case I believe the repairs and upgrades are within financial reach. A home inspection can reveal a mountain of defects, just remember how to eat an elephant; one bite at a time.

Home Inspection

Our first home buying experience- The seller's background was home renovator & realtor. Without Ted's experience & 100% dedication on the buyers side, I would not have the opportunity to evaluate the home purchase confidently with leveled playing field. Realtors are not your friend....Ted is.

Best money I've every spent.

Thomas you are a way to generous to describe the seller as a renovator, the reality is more akin to a realtor and handyman team.
They basically took an aging poorly built cottage with several poorly executed unpermitted additions, they jerry rigged obvious areas requiring repairs and did extensive cosmetic concealments.
Yeah that was a good inspection :-)

Older Home, Home Inspection

I consulted Ted when considering a purchase of an older home and his thourough professionalism prevented me from making a costly mistake.

I went on to puchase a different older home in the same nighbourhood and have never looked back.

I wouldn't heatiate to use Ted's services in furture or to recommend him to family and friends.

Home Inspection

We recently purchased our first detached home in the Fraser Valley and wanted to get a honest assessment of the house. We were nervous about choosing the right inspector for the job. After talking with Ted and meeting him in person, we knew we had hired the right home inspector. He not only provided us with a comprehensive, in-depth assessment of the home, but published a personalized, detailed, and easy to read report that prioritizes improvements to be done. Ted's services do not end when the inspection is complete. He is there for homeowners when you need that expert opinion from someone you trust. We could not be happier with the service Ted provided, and would re hire him for any home inspection need and recommend him to our friends.

Yeah I think there was a touch of skepticism when we met. I get that sometimes and I think because you're a cold call, most of my work comes to me from client referrals, it's always entertaining to see that skepticism melt off a clients face and be replaced with respect and investigation enthusiasm for what the day holds for us.
Yes indeed; your house had many intriguing and significant deficiencies of which I suspect you were able to negotiate.
Unfortunately many people shop for their inspector by price not taking into account that a thorough and detailed inspection with clear documentation means your opportunity for negotiation is fortified with visual evidence that is easy to quantify.
I would say any inspector who is using a checklist format or computer generated software is unable to provide you with the same level of indisputable evidence, deficiencies that could rightly be considered in the sale price. I take two days to do what I do, a 2-4hr turnaround inspector simply cannot accomplish anything close to providing a comprehensive service.
