Yeah I think there was a touch of skepticism when we met. I get that sometimes and I think because you're a cold call, most of my work comes to me from client referrals, it's always entertaining to see that skepticism melt off a clients face and be replaced with respect and investigation enthusiasm for what the day holds for us.
Yes indeed; your house had many intriguing and significant deficiencies of which I suspect you were able to negotiate.
Unfortunately many people shop for their inspector by price not taking into account that a thorough and detailed inspection with clear documentation means your opportunity for negotiation is fortified with visual evidence that is easy to quantify.
I would say any inspector who is using a checklist format or computer generated software is unable to provide you with the same level of indisputable evidence, deficiencies that could rightly be considered in the sale price. I take two days to do what I do, a 2-4hr turnaround inspector simply cannot accomplish anything close to providing a comprehensive service.
