Carson Dunlop & Associates Home Inspection

Once again Carson Dunlop have proved their exceptional customer service and willingness to go the extra mile. I had an 'emergency' need for an assessment due to a cracked heat exchanger and they got the job done in a professional and very courteous & helpful manner. I have always recommended Carson Dunlop, professionally when I was working with a consulting structural engineering company (that didn't do home assessments) and personally to my family & friends and will continue to do so. Needing a home inspection after having an offer accepted, we turned to Carson Dunlop. We had heard many good things about the company, especially through the Homes section in the Toronto Star. Carla arrived early at the house and had already started the inspection before I got there. As first-time buyers we have no previous experience, but Carla was thoroughly professional and approachable throughout the whole process. She answered all my questions and produced a report that definitely influenced our decision. Just what we were looking for. The comprehensive binder we were left with was a nice bonus, as were all the maintenance tips she provided. We would definitely use Carson Dunlop again.

I had our home inspection yesterday with Hal Woolley and I cannot say enough good things about him. He was extremely thorough and explained everything to us. Both of us being first time home buyers we had some pretty ‘simple’ questions but Hal explained everything to us and showed us how to change the furnace filter. He really made us feel good about purchasing this home and was very re-assuring on a couple concerns we had.

I really liked the take home binder we received at the end of the inspection I know it will come in handy. We were very impressed with the electronic inspection report of our house, very detailed with reference pictures.

I will recommend your company to anyone I know who is purchasing a home.

From the time Carla (Edmiston) meets the client she is reassuring, polite, engaging, looks one right in the eye, straight forward and gives clear details and always has time to answer any questions. She has a superb memory and writes a few notes on a very small piece of paper that she can refer to during the inspection and then goes through everything with the client and introduces them to the C&D binder and gives her full written report. I am going out of my way to tell friends that if they ever need a home inspection, have I got the guy for you. If I created an inspection wish list Jim Gibson met every point. He was careful, thorough, extremely knowledgeable and able to explain everything to me in a way I could understand, even though I am not the most knowledgable when it comes to home construction and maintenance. I came away feeling knowledgeable. Jim's professionalism cannot be surpassed. He was clearly comfortable with me tagging along during the inspection and asking questions. When my accompanying 3 year old boy started going snaky Jim Gibson handed him a flashlight to check the corners of the rooms with. I have had 2 previous home inspections in previous home purchases with different companies, one was a disaster and the other I thought very good at the time. Jim Gibson's inspection far surpassed the previous one I had thought to be good. It was a really good experience and I know that my real estate agent was equally impressed.

The inspector not only told us what we already knew, or suspected, he showed us improvements we were not aware of. As a real estate agent who attends all of her clients' home inspections, I believe I have a better than average understanding of houses, and what can be done, but he (Robert Baillie) brought to our attention conservation methods I had never heard of (i.e. ability to insulate a double brick house).

I was astounded to read negative reviews about Carson Dunlop. I have been a Real Estate Broker for almost 30 years and have attended 100's of Home Inspections performed by dozens of different inspectors and Carson Dunlop and a (very) few others are at the top of my preferred list.

They are thorough, show up on time always, explain things well and urge clients (and agents) to call if they run into a problem after closing.

The types of things that are difficult to inspect are snow covered roofs and finished basements that have mould behind the drywall. They can't tear things apart and they don't have x-ray vision. But if you discover a problem later (even years) call them and they will come and have a look and help put it right. This is why so many people go back to them again and again!

When I get an inspection for myself I use Carson Dunlop if they are available and if not there are 2 other guys I like who coincidentally were trained by them.

The bottom line is that they are very good and their after sales service is second to none!
