Delineate General Contracting

Our basement was dated and unfinished and a bit of an eyesore. It is now modern and bright. Delineate's designer Maria was very helpful in suggesting layout improvements. She also suggested putting in bigger windows which turned out to be a great idea. The workmanship was very good and Justin was very responsive in ensuring the work was done on time and on budget. The bathroom was a simpler job but the same attention to detail and quality has made it very attractive Delineate General Contracting has definitely added great value to our home and we love it!

We hired Justin and his crew to renovate our bathroom and I was.so happy that we did. We will definitely recommend him and his crew to anyone. Looking forward to starting our next project in the spring!

Do not hire JUSTIN! We hired him for our home renovation and he took a large deposit. We had demo done within the first week that he received the deposit. After that he called the electrician which by the way was awful too. The work that the electrician did had to be completely re wired. He never finished working and walked off the job because Justin never paid him. After he walked off the job I began questioning everything. Justin came up with excuse after
excuse until finally after 2 months of our house sitting empty with no trades working and absolutely zero progress
we fired him. Do not hire him!

Do NOT use this company. We hired Delineate General Contracting to finish our 700 square foot basement in August 2021. Justin Emmanuel, the owner, will tell you that he has a large construction crew and can get a job done in 4 weeks. We came to realize that he hires external contractors (many that were given my address without being met with, are unlicensed and/or do the work on the side of their full time jobs) without vetting their work and then does not pay them. He then sends in other contractors to finish what someone else started and provides no direction so there are CONSTANT errors. He cuts corners at every opportunity and the work is low quality. We were constantly waiting for materials to be delivered because he would order enough for a space half the size. We had to catch multiple mistakes such as framing being installed directly over concrete with no moisture barrier and insulation thrown behind a wall with no moisture barrier. Every day he would tell me that people were on their way and would act shocked when nobody showed up. Eventually, contractors just stopped showing up because he wasn’t paying them and at 7 weeks in we were still at the drywall stage of a 4 week job. I have a basement and garage full of debris that was promised to be removed multiple times. Justin is all talk and truly doesn’t care about his reputation- he would constantly blame his contractors for being unreliable and never took accountability for any issues. He is clearly trying to make money off of deposits before taking off on his customers. After the 5th contractor contacted me telling me that he was not coming because Justin would not pay him, Justin called me and said he would be walking away from the job. The attached photos reflect the condition that my home was left in. I’ve now read multiple recent reviews and the stories are almost identical which tells me that this fraudulent behaviour is planned. It is people like Justin that give the trades a bad reputation. Don’t fall for the reviews written by his wife and other family members. Do not waste your time or money!

I hired Justin and his crew to finish my basement and I must say, this was best decision I made! The job was expected to be completed in 6 weeks and had some minor delays but was completed on the 8th week. The end result was worth the wait! The team was able to provide us with the basement we wanted with a luxury feel! We have also hired Justin and his crew to renovate our main floor washroom and we love it!

Beware of this company!!!
Beware of them. Justin, CEO and director of this company signed a renovation contract in Mar 2021 and promised to finish it in 6-8 weeks. He took most of the contract money in advance and then left the work in the middle. The work which is done so far, is full of mistakes and faults and need to be redone. Now he is not responding to my phone calls, emails and messages. when I went on the address mentioned in the contract, I came to know he has already moved out from there. Then he removed company's address from the website, which clearly shows that how unprofessional they are. Unfortunately, I can not give them zero or even minus rating. Do not fall in their trap. Such a waste of time and money.
