Complete roof, including removal of brick chimney, combination shingle and flat. Detached home

Confidence comes when there is reliability and trust. Connor has confidence in his employees and vise versa. Connor or Jamie, his office manager, kept in touch with me re his schedule. Shingles were chosen by me with consultation and support. His foreman Jose and co-workers are respectful of each other, having a rare positive work ethic between themselves, while well turned out in their 'Lanigan uniforms' I witnessed this during the 3 days they worked ceaselessly on my roof. Mutual driveway and walls were well protected and clean-up was constant throughout each day...rather like 'clockwork' in motion... Communication with Connor was calming and the whole job left me with a sense of relief that it was 'a job well done' by all, from beginning to end, right up to when the dumpster was removed. The finished roof, now 'sans chimney' looks very fine indeed!

Garage roof

Incredible work. Connor and his team were exceptional. In and out and spotless clean up in 1 day. I couldn't be happier with the wonderful work these guys did. My neighbors were also impressed by their work. I highly recommend Lanigans contracting for any roofing job. My garage roof was falling apart for years but when a raccoon tore out a big hole in the roof I knew it was time to replace it. Connor inspected the work and 2 days later had his team here. Im loving my new roof and couldn't be happier.

Roof replacement

We contacted Lanigan's when we knew we needed to replace our roof. They responded quickly and came by to take a look. They provided an estimate quite quickly as well - certainly compared to other roofing companies I contacted. Their estimate and timelines were more reasonable than other roofing companies that I contacted. They showed up as they said they would and did exactly what we asked of them. The crew was very approachable. They did an excellent job cleaning up afterwards - no easy feat given the houses in my neighborhood are very close together. I would hire them again

Roofing job..

My shingles got loose and separated from its setting due to strong winds...I called the office at noon..by 4pm they were already at my place to rectify the issue...I am a happy customer..

Repaired wind damaged roof

I called Lanigan's Contracting as I discovered a roof leak. They gave me an accurate estimate of the work and repaired it promptly. They performed an excellent job and cleaned up all the debris.
During the COVID-19 social distancing, they also had the appropriate protect gear. Once again, thanks for the great job.

Roofing & Eaves

I was referred to this company by a reputable builder, who said they’ll get the job done. Usually for me a referral means that they’ll be good.
A owner in the company came over talking the world about his company, not paying attention to what I was asking for in the quote.
Received 2 quotes 1 for the aluminum work and The other for the roofing. mid project same owner calls me saying there is extra shingle layers that need to be removed, and it will cost me.
I approved the cost, and they continued the work.
After the roof was done and all the eaves were bent out of shape, He called back saying that roof was done but the aluminum work is going to cost more because he neglected to listen when quoting me.
I didn’t appreciate that he was trying to get me to pay more, and just the way that he was talking made me feel uncomfortable about continuing to work with him.
I ended up only doing the roofing - costing me 8500 for a small roof.
Fast forward to the aluminum work, I went to another company, who was busy ripping off the existing metal work and noticed that none of the extra layers of shingles were gone.
So now I have paid to have them removed, but they just slapped another layer on top.
I reached out to the owner, he made a number of excuses. Do NOT use these guys, and if you do, make sure that you watch them every moment that they are working, see the pictures of 4+ layers under the new work, and I’m even worried that they didn’t use the shingles that I asked for. I have video from the ring doorbell that shows the shingles they were using, and it doesn’t resemble the ones that I asked for.

I am sorry that I am just seeing this review now, and didn’t get the chance to respond to it sooner. We rarely pay attention to our internet presence because most of our business is based on word of mouth referrals by very happy and satisfied customers. I happened to stumble upon your review, to which I was very surprised and upset. As was the person who referred me to you, your neighbour who is a very well established contractor and builder, whom I have done work for, for many years. I get a lot of business from his referrals as well as his clients referrals. We were both so shocked to see this review as this job was complete, paid and settled months ago.
I did want to address some things you pointed out in your review.
Multiple layers.- This was discovered as we were into the job, on only SOME of your slopes, and not all of your slopes. I did bring this to your attention. I provided pictures and the costs for your approval before proceeding. Most companies would tell you that all of the slopes were layered up, in order to gain more profit.
Your addition/ Reno did not line up either. The previous roofer layed a sheet of plywood over a layer of shingles in order to make the slope even and level. We Stripped the entire roof down to the boards, except for the addition, because it was unnecessary and it was the most affordable way for you to make the roof line level with the original house roof, without you incurring additional costs. You were made aware of this, and were in agreement.

As per the shingles, we used the exact shingles that you requested. I always install the same shingles, unless otherwise requested because I am familiar with the brand and I know I can trust them. I have no issue with showing you the invoice from the supplier.

Your eaves-trough,-
As I am suspecting that is where the misunderstanding is, that fueled this unfair review.
I provided you with an estimate for your eaves-trough and down-pipes, that you approved. This is why we left the Christmas lights down, as we would be returning the next day to proceed with the trough install. You then halted the work, out of the blue and requested multiple estimates on soffit, fascia and lots of additional aluminum work. After a lot of back and forth discussion you were unhappy because you did not understand why we would be charging twice the original amount for 4 times the original work and materials.

After this you were holding the money back for the completed work, and I was still saying through many texts, emails and calls that I would be happy to come and re-hang your Christmas lights, even though it was freezing cold, which is why I didn’t want to mess around with them too much because the clips seemed thin and brittle.

I did try on many occasions to do what I could and speak with you about your concerns.
I do wish you luck in the future.

Entirely new roof - both traditionally pitched and flat

We hired Lanigan to replaced our roof, downspouts and eavestroughs, and were super happy with the result. The team was made up of hardworking, professional and super polite guys who were respectful of my family. It was a big undertaking but they worked over the span of several days and were super efficient. They thoroughly cleaned up afterwards and overall it was a worry-free experience. Our roof also looks great now.

New roof, eaves-troughs, soffits, downspouts and additional metal work

One would think hiring a roofing company would not be a difficult job. My husband and I had called numerous people to come by our house and quote on having our old roof replaced and to also have new soffits, downspouts and eaves troughs installed with leaf guards.
We started making phone calls in July 2015. Several people never even called us back. Of those that did, many quotes were very expensive and lacked the detail that we thought was necessary in order for them to generate a quote. Unfortunately, many quotes just felt like guess work.
One of the people we contacted was Connor from Lanigan’s Contracting Co. Connor came to our house with his license and references in hand. He was professional and extremely personable from the moment we met him. We spoke with him for about 25 minutes regarding what issues there were and we looked to him for suggestions and solutions. Connor got his ladder from the truck and made an assessment of our roof and metal work required.
When Connor returned a couple of days later with the quote we were very pleased to see that he had detailed every aspect of the job. The detail in the quote allowed us to understand the work involved and the elements required to make it look as good as we envisioned.
We revised the quote to include our back shed, which was in desperate need of new eavestroughs and downspouts. Connor even matched all of the metal work to our new window trim on the house!
When we returned home from work a couple of weeks later – it was all done. The roof looked amazing and detail on the eaves-troughs, downspouts and metal work looked incredible. He even remembered that the downspout at the back was to run under our deck to avoid water getting into the basement. I think one of the most important aspects was the fact that we did not find ANY garbage, nails, old roofing remnants or wrapping material on our property.
Connor’s team was professional, extremely proficient and detailed. I felt as though they treated our home like it was their own. My husband and I have hired many contractors over the years and had many issues – Connor and his team were one of the best decisions we have ever made when it comes to hiring professionals.
“An Honest Family Service” is how he advertised himself when we found his number in the Beach Metro – this could not be a more accurate description!
