New House Build

We had a very positive experience with Dolce Vita from the sales centre until the completion of the build. They were very professional, had open communication and flexibility in regards to customization to our home. The finish quality of our house is what we were looking for and the customer service was a nice touch. We would highly recommend this builder.

Renegs on promises, denies issues, difficult to work with

Summary of problems: 1) warranty issues not fixed and builder waited until deadlines had passed for us to file complaints before telling us nothing would be done; 2) landscaping not done properly and builder refuses to acknowledge a problem; 3) items promised by the salesperson were not included and we later had to pay extra for them; 4) misleading promotional information seemed to indicate our properties would be part of the Holmes Approved Homes program; 5) promise of “highest quality materials” not fulfilled.

1) Several issues were noted on our 1-year warranty inspection. As soon as the warranty period expired, the builder informed us all issues were either resolved or the builder declared them to not be issues and said they would do nothing further. Later, we discovered several of the issues had not been fixed. We filed a BBB complaint & some issues were then fixed. Recently, my tenant informed me at least one of the issues on the warranty report had still not been fixed. The builder’s representative was there when the tenant told me this and the rep said nothing about having the item fixed.

2) We had added a landscaping allowance to the purchase of the property. After possession, the builder informed us we had no choice but to use their “preferred” landscaping contractor rather than choosing our own. There are several issues with the landscaping, especially the “install” of the patio. The landscaper ignored our requests to have the issues fixed. The builder claimed it wasn’t their problem because the contract was between us and the landscaper. The builder and landscaper later visited the properties and declared there were no issues and that the landscapers had fulfilled their contract. We included these issues in our BBB complaint and after a VERY long debate, the builder finally agreed to return our $7500 in landscaping holdbacks, but only if we sign a blanket release. Since that release could potentially be interpreted to limit our ability to address all issues with the property rather than only gagging and limiting us regarding the landscaping issue, we could not sign the release. Without our funds in our possession, we had no leverage to convince the contractor to fix the issues.

In October, we went to mediation with the landscaping contractor, costing me $3000 in legal fees. Landscaper agreed to direct the landscaping holdback funds to us. But Dolce Vita still demands we sign a release form. Plus now we are out $3000 in legal fees because Dolce Vita is being so difficult.

4) Saleperson said items were included as standard in our package and later denied this. We had to spend thousands of dollars on “upgrades” for items we were led to believe were included in the package. We hadn’t noted the items on any of our pre-sale documents or notes because we were told they were standard. Company owner said “houses can’t be built on conversations.”

5) Promotional material for properties mentioned the “Holmes Approved Homes” program and seemed to indicate our 3 properties were part of the program. We later discovered they were not. Part of the reason we chose this builder is because of the added assurance of quality and high standards associated with the Holmes Approved Homes program.
Literature on the properties promised they use the “highest quality materials” but: a) our interior doors easily crack at the latch, b) the carpet underlay is average (so our carpets looked ten years old after only a year), and c) the builder installed discontinued appliances (most of which had to be repaired within the first 18 months, and repairs are expensive because the appliances are discontinued).

New Home

I started looking for a new home and was very impressed with the friendly staff at Dolce Vita Homes. I was looking at a number of different homes to purchase and was very impressed with the customer service that Dolce Vita gave me. The didn't rush my decision into purchasing the home and have been quick to respond to any requests or questions that I have had. Thank you again for helping with the purchase of my first home.

New Home

First off we would like to say the entire home buying experience was a first for my wife and I, and Dolce Vita homes made it a painless and great experience. This may be a lengthy review but it would not be doing Dolce Vita justice if we kept it short and left out the details.

From the onset, we dealt with great salespeople like Juliana and Darryl We found both to be very knowledgeable about everything, and able to answer many of our questions immediately. We had previously been around to other showhomes in the area but the salespeople there seemed to give vague answers or tended to beat around the bush so meeting Juliana and Darryl instantly gave us a good impression of the Dolce Vita brand and the staff it employs. Both of them should also be commended on their patience as they never rushed us and explained everything very slowly and carefully (we tended to spend a good deal of time with customization and contract questions). Extremely positive experience and we would (and have) recommend these two to anyone looking for new homes.

Next along our home-building journey was the trades meetings. After the first few meetings, we realized that Dolce Vita only contracts top-notch tradesmen who are at the top of their industry. Darryl at Tiger Electric was fantastic. He was very patient with us as we asked questions and made some electrical changes, and he even gave us some really good recommendations which we had never thought of previously. Jody at the Upper Hand was very good at talking with us to find out exactly what we wanted, making layout suggestions, and making sure the wiring would be sufficient for our media needs. All the other trades were also very helpful, but we did not spend too much time there as we liked the defaults. The Design Center was quite lovely, and offered many different options and upgrades. We found that even the standard category had plenty of options to choose from and ended up selecting many styles from there. Shari, the design manager, even contacted us with some concerns she had while looking over our selections. Instead of being the upsell meeting we thought it would be, the meeting with her proved to be genuinely helpful, as she asked us questions and recommended colors that would match well together and never pushed or pressured us for upgrades. She seemed to just really want to make sure we would love our selections, which was quite nice.

Onto the construction portion of the whole process, we were relieved to find that the care and quality was consistent from the framing to the finishing. Jonas, our construction foreman, was great in answering our questions, and taking us through the house as it was being built. He even asked us questions like where we would be hanging tvs and/or pictures, and added an extra board or two so we would have a sturdier wall to nail the hardware to. This was very much appreciated!

For our possession date walkthrough, we had Carson who was great in walking us through our house and pointing things out that needed to be fixed. He was very detail orientated and noted many things that we definitely would not have noticed or known about if we had done the walkthrough ourselves. This level of integrity made us feel comfortable in our choice of builder. For our 3-month and 11-month walkthroughs, we had Evan. Evan was a great guy with a good sense of humor, and really did his best to help us out with everything. Like Carson, he picked out many things that took a trained eye to notice, and told us about them and how he’d fix it up. He could have easily just pretend it wasn’t there and we wouldn’t know any better so we really appreciate him going out of his way to spot these things. He had a great rapport with all the contractors as well, and they worked together both quickly and efficiently on the trades days which were scheduled. Another great thing was during our 11-month inspection, he made it clear to us that just because the last walkthrough was done, doesn’t mean we can’t contact him anymore with questions and that he is always willing to help. This made us feel that everyone was very committed to leaving a lasting impression on us, and were constantly going over and above to provide a quality home that customers would be satisfied with.

In conclusion, we would like to thank everyone at Dolce Vita for the great experience. We love our new home and have been recommending Dolce Vita to everyone we know!

Review of sales and post-sales service

We purchased a townhouse at the end of 2017 for rental purposes. I must say that I got an outstanding service from Shane Kolba in the sales department from beginning to end. My wife and I were very satisfied from Shane's services.

I have to also mention the outstanding pre and post delivery service we had from Howie Ruptash.

And finally, Evan Luke also kept the standard high by providing an impeccable two months after sales review of the fews issues we had and even met our demands for extra stuff like sound-proofing the basement.

These people part of the Dolce Vita team in Spruce Grove were courteous and very helpful.

New Home Construction

Dolce did a fantastic job from start to finish in the building of our new home. They were available throughout the process answering all our questions and addressing the occasional concern. The good service extended through the 1yr warranty phase and we found the process of fixing very minor deficiencies easy and efficient.
