Home inspection

We were out of the country and unfortunately relied on our realtor, PW, who recommended this inspector. To repair the things that he missed, it will cost us well over $80,000.

For example, in August, after several months of little to no rain, he took infrared pics and said it was dry. If he had looked at the top of window frames and above the blinds, he would have seen staining to indicated that there had been water penetration at the tops of windows. Honestly, looking at the bottom of the window frames should have sufficed.

Two days after possession, it was raining water inside one of the windows.

If he had looked closely at the shape and structure of an awning roof, he should have noticed a sag in one end, causing the water to overflow where it shouldn't have.

I believe he also should have been able to detect that there was inadequate furnace air flow to 1/3 of the house, as I have seen other inspectors check this.

There are many other smaller things, but the failure to detect that the parapet of the flat roof had been leaking for many years is the one that is going to cost us a huge amount of money.

New home inspection

In a rush to get conditions met, we hired this company through our realtor. I can't say that I'm happy with the performance. While certain things were addressed (things a lay person could have seen), more important issues were overlooked.

For instance, in the spring when the weather warmed up, water began seeping through the walls of the garage. Upon further inspection, it was discovered that something about a vapour barrier was incorrectly installed. No mention was made of this and while they state that they don't tear apart walls to inspect for problems, it was supposedly glaringly obvious to another inspector prior to even punching a hole in a wall.

No evidence was provided that the attic was inspected. Later, after discovering that the master bathroom was so cold, we went into the attic to find that there was no insulation over it. Furthermore, a huge icicle formed over the exhaust fan that came down from the roof above it and started melting and dripping through the ceiling when the fan was turned on. Damaged ceiling.

Also, we noticed that there had to have been some repair work done to the ceiling in two spots in the kitchen due to the popcorn ceiling not matching the contour of the rest of the ceiling. No mention was made of this.

The gas line entering the house was not sealed. No mention was made of this.

In the corners of the master bath, the ceiling drooped downwards sharply. Visible to the naked eye. No mention was made of this.

I still feel as though there is some sort of electrical problem. We burn out light bulbs at a staggering rate. I'm talking at least one bulb a week over the last six months. Tried different brands, expensive ones, cheap ones, doesn't matter.

The piece of material at the bottom of the front door that should be able to be adjusted up and down to disallow drafts was glued into place and no screws used. It sat way too high (obvious to the naked eye) and major drafts at front door. No mention was made of it.

He only showed us a couple of things at the end of the inspection. (Hot/cold water reversed on one sink, how to use the sump..). We were made to feel like we were in the way much of the time and told us everything would be in his report.

Completely incompetent. Will not hire again nor will I recommend.
