Michael did a home inspection with me. He seemed knowledgeable and provided some helpful observations while we were together. Later, when I got the report, it was 57 pages of mostly boilerplate standard text that was generated by his computer program. The report did include a few useful observations, but omitted a lot of other observations. Most of the report was computer program-generated text with generic risks and all the potential problems that could happen in any old house....not this house but any old house. For example, there was a page on the risks of knob-and-tube-wiring, but this house already had replaced all the knob-and-tube so why is that page in the report, instead of customized text? When I asked Michael about the generic text, he said that this is the way the computer program works. To his credit, he did provide a customized summary that provided more of his observations....it is a shame that the "normal" report did not reflect the observations from the walk-around. Michael, perhaps you should think about changing that computer-generated standard report......it's not customer-friendly.

Philip, I am sorry to hear you were not happy with your service. As an FYI, a thermal camera was used throughout the home to detect moisture as is done in every home inspection that we complete. Further, the electrical panel cover was not removed because the top two screws on the panel were not accessible. As shown in your report they could not be reached with a screw driver, therefore, they could not be removed. There are definitely some generic comments that would apply to groups of homes because there is no point in writing exactly the same thing on every home inspection. As to your point about the knob and tube wiring, a home prior to 1935 could potentially have knob and tube. Although I am told it has been replaced I cannot see behind walls so I cannot make assurances that it does not exist somewhere in the home. I am never in a rush to complete a home inspection and do not complete superficial inspections. They are always thorough and complete.
