Thanks for the great review Albert. It's not often I can go on a roof and find nothing worthy of preventative maintenance requirements. I'm happy for you that your roof passed my high-standards inspection and that there is nothing you need to do on the roof at this time. It's just unfortunate that the builder chose to use drywall on an exterior patio ceiling instead of the more common vented soffit material. Please feel free to call me in another 2 years for your next no-charge inspection and report. Greg
