S M SNIDER RENOVATION
RENOVATION OF TWO BATHROOMS
7 TROTHEN CIRCLE
MARKHAM, ONTARIO
RENOVATION COMMENCED JULY 2011
RENOVATION COMPLETION DATE SEPTEMBER 2011
The planned renovation originally started out to be a two bathroom renovation but ended up much more. The planned renovation for the first bathroom was to raise and rebuild it with a glass enclosed shower with seat with side spray, add a new window, a new toilet, a new custom made vanity, add new tiles for the walls and floor, heat the bathroom floor, add a new silent fan and add a new mirror wall to ceiling behind the new vanity.
The planned renovation for the master bathroom was to enlarge it in size, add a Jacuzzi corner bath tub, add a new toilet, a new window, a new vanity, retile the floor and walls with tiles chosen by the client, add a heated floor and a new silent ceiling fan, add a new mirror wall to ceiling behind the new vanity, add a chandelier above the tub, and finally add a custom wall to ceiling in bathroom storage cabinet. Additionally, the master bedroom walk-in closet was to be reduced in size, add a new door, repaint the interior and door and add a new closet organizer.
Cost estimate for the job was $45,000. The project was completed on budget.
Gloria and I were completely satisfied with the finished product of the renovation. The Snider Electrician, Plumber, and especially foreman/expert tile technician Nick Cicero, his wife Virginia and team who assisted him in the construction work did a brilliant job beyond our wildest expectations. Now renovated our two bathrooms have become not only extremely functional for its purpose but a beautiful showplace adding a much valuable asset to our home.
During the construction we discussed further renovations while the job was being completed at the suggestion of Nick Cicero and Sandy Snider. The other unplanned renovations completed were as follows;
? Paint the master bedroom and add crown molding around the perimeter.
? Add new doors to all bedrooms in the upstairs replacing outdated doors we had.
? Add a new custom oak stair case replacing the deteriorating existing staircase that was much higher and better constructed then the original. The railings were dark stained and the new staircase pickets were painted white.
? New interior with storage shelves was installed in the linen closet.
? Increased installation was added to our attic to make the upstairs of the house warmer in winter and cooler in summer.
? New hallway closet door were added.
? Our garage was completely dry walled and insulated and a work bench and storage area was created on one side of the garage.
? New white flashing was installed over our front bay window.
? The garage had two new aluminum windows installed replacing the old wooden windows.
? An interlock brick extension to accommodate a new storage enclosure was created expanding our existing interlock on the west side of the driveway.
? Wall and ceiling painting for all areas including repairs to drywall damaged in the construction process.
Cost of the additional work was $21,000.
Total spent on this job by Wayne & Gloria Burns was $76,000 which both of us felt was extremely reasonable for the vast amount of work which was done to completed the bathroom renovations and additional add-on work for the rest of our home which was completed.
As a summary we were completely satisfied with all work and service we received from Sandy Snider, his son Zack, his foreman Nick and his wife Virginia and all sub contractors used to complete our renovation projects. We would therefore be happy to give S M Snider a five star rating and recommendation to others for his professional contract work done at our home.
