Zegarra Residential Inspections

We were referred to Michael Zegarra by a close friend of the family and we were not disappointed. He was very patient and thorough for the walkthrough of the home while being friendly and professional. He made sure we understood everything clearly, and very shortly after this he provided us with a full written report via email. The report was complete with photos and detailed accounts of everything he had previously mentioned. We are happy with his services and look forward to moving day.

Michael came recommended by our realtor to complete a home inspection on an apartment my wife and I were looking to purchase. Michael was thorough, detailed and meticulous in his inspection of our potential new home. Upon reviewing his work with us, he was clear, detailed and professional; he made sure we understood what his observations were before moving on to each room. We found Michael to be very valuable and would recommend him to our friends.

We had made an offer on an older home and were against the clock to get an inspection and have the subjects removed. Michael was able to fit us in at short notice and gave us a detailed report. He also ran through the high level details on site with us so we fully understood the implications etc. The report allowed us to e-negotiate our offer and therefore to allow for works that needed to be taken care of sooner than we would have anticipated. Definitely a worth while exercise and Michael made things a lot less stressful! He also followed up with us the next day to see if we had any further questions as by then we had digested all the information.

2nd time we've had Michael do an inspection for us. He is fast in responding, flexible scheduling, very thorough with his analysis of the property, produces an inspection report within 24hours. Makes the closing process of purchasing a home much smoother.

Michael responded immediately to our Realtor's after-hours request to perform a home inspection. The home inspection was performed the next day in a very comprehensive manner, and was accompanied shortly thereafter with a complete report. We would highly recommend Michael in the future, and appreciate his timeliness.

I had initially wrote a review for zegarra-residential inspection because Michael zegarra asked me to. but as soon as we moved to our new home after he had done the inspection and confirming that they was no leak, my son went to take a bath and water was leaking from the kitchen ceiling. i have no idea how he missed that! now i am left with some big plumbing repairs and water damage restoration to do!

My fiance and I are so grateful to have Michael, inspect our new place. We booked him 1-2 days before the inspection and he managed to make room in his busy schedule for us.

Michael was very professional and informative throughout the whole inspection. He inspected not just the interior portion of the condo but also the exterior portion such as the roof and the parkade. He was very detailed and explained a lot of what he was looking for during the inspection and he even has a device that measured the moisture in the bathroom walls, which I thought was impressive. He even gave us advice on what to do with leakages/ damage or how to insure better safety in the home.

Overall, Michael really made us feel very comfortable and did not hesitate to explain a lot of things to me. I definitely recommend him, especially if you are a first time home buyer!

Michael was professional, friendly, and polite. He did a very thorough inspection of our prospect home and took pictures of deficiencies that he found. I had to leave before the inspection finished and Michael was willing to discuss the deficiencies in depth with my realtor that evening and then with me again over the phone the next day. His report is very detailed, including pictures he took and illustrations to make the issues clear. After the sellers had the opportunity to work on the deficiencies, Michael was able to do another walk-through with us to determine which deficiencies were still outstanding.

Overall, we were very satisfied with Michael, and we will definitely recommend Michael to any of our family members or friends looking for a house inspector!

Inspection was professional, educational and very thorough. Extremely happy with his service, and the full inspection. Although we did not end up buying the home, I will absolutely be using his service again for another home inspection.
