I had initially wrote a review for zegarra-residential inspection because Michael zegarra asked me to. but as soon as we moved to our new home after he had done the inspection and confirming that they was no leak, my son went to take a bath and water was leaking from the kitchen ceiling. i have no idea how he missed that! now i am left with some big plumbing repairs and water damage restoration to do!

Thank you for sharing your feedback. It is unfortunate to hear of this leak occurring upon moving into your home. We have been in communication regarding this matter. A home purchase is a large investment and an emotional one indeed. We endeavor to provide an accurate condition of the property and home on day of inspection. Part of your due diligence was to follow through with reviewing in full the Home Inspection Report and its recommendations. The ceiling stain was identified to you and your Agent during the walk through, explained the process of testing and recommendation. It was prudent to obtain repair history for any possible plumbing leaks to ensure it has been correctly repaired by a Plumbing Contractor. From our communication you noted the Seller provided limited information regarding this ceiling stain prior to you taking possession. The most recent communication from the Listing Agent provided some additional insight on this condition which was not disclosed on the PDS.

Your Home Inspection Report also included a lengthy list of deficiencies and actions documented from the non-invasive home inspection. One being the request for documentation/permits for renovations including plumbing and electrical work within the dwelling/unauthorized suite. This information would be prudent in making an informed decision prior to removal of any subjects on the purchase of your 17 year old home. Glad that your husband will re-engage communication with the Seller to gather information of the renovation work. Best to correct any safety issues as a priority.
