Now My Wife and I Can Sleep at Night
My wife and I took a leap of faith over the Christmas holidays and purchased a fully renovated house south of Kingston Road, near Brimley Road. The home inspector couldn't get up to inspect the roof because it was covered with snow, and there were three-foot snow banks around the perimeter of the house making access to the roof dangerous. We weren't worried because our RE/MAX agent assured us the roof was sound and only five years old.
Then the April wind storms came along and tore strips of shingles off with ease. Re-Roofing Ontario was quick to patch up the problem areas, however, in the process of making repairs, Steve noticed numerous examples of shoddy workmanship by the so-called "roofers" who had made the original installation.
The shingles were not nailed down properly, having only three nails per sheet, as opposed to the manufacturer's suggested four nails. Also, the nails were placed too high on the shingle, making it easier for them to be torn off by a breeze. Incredibly, Steve also noted that the so-called roofers had apparently set their nail guns to kill, as the nails had nearly penetrated the shingle. The shingles were practically floating off the roof on their own.
Further, the so-called roofers did not overlap the shingles. The tiles were placed side-by-side, allowing moisture to flow in between them, and in some cases leaving wood exposed to the elements.
Along the edge of the roof, instead of leaving an over-hang, the shingles were either lined up directly along the edge, or up to an inch above, not accounting for natural shrinkage of the tiles, and again leaving wood exposed to the elements.
The list of problems didn’t stop there. The skylights installed by the so-called roofers were slapped on carelessly, with inadequate flashing, and leaving wood exposed. One of the washroom exhausts was left to vent into the attic and generally, the attic ventilation was extremely poor.
In the end, Steve lived up to the many neighbourhood recommendations that we had received. He was on-site throughout the re-roofing process to ensure his workers met the high standards of the material manufacturers. Steve was also very meticulous for removing all debris.
