bedroom renovations

Brian did a job for us that involved renovating the two front bedrooms of our 1880s house. This involved some demolition, lots of work on cracked plaster walls/ceilings, restoring a door that had been walled up, rebuilding a different wall in which a door had been inserted, screwing down the subfloor to prevent squeaking, etc. He did everything himself, has very high standards, did a great job with everything and did not cut any corners -- for example, the people who installed the floor on top of the subfloor that Brian had prepared gave us the impression that they had never seen such a thorough job, and about 5 years later it does not squeak at all.

These clients were very being very careful about their budget, so chose to deal with each of the trades directly rather than hire me as a general contractor. Due to the numerous repairs required on the sub-floor, I actually developed a new technique which I continue to use. Though it was only one part of the work I did, I'm glad to have confirmation that it was effective and permanent.

I worked with this client initially when an HVAC contractor called me in to repair some interior wood panelling which had had a large hole cut through it for a room air conditioner, which they removed. This involved duplicating the wood mouldings and matching the finish. Since then, as described, I have done a number of other projects for them-- sadly, some of it being sorting out problems left by previous contractors.

Renovation and property management

Great contractor! I am a landlord with upscale downtown properties, and over the years I have had Brian do work for me on all of them– he is always my contractor of choice, whether for small jobs or large. He has done everything from a new second-floor deck to the complete conversion of a 2 ½ storey house into two very nice apartments.

He is very good at coming up with innovative solutions to dilemmas, often in very simple ways that save a lot of money over the complicated solutions that other contractors propose. And he is great at working through the permit process– in one instance, by carefully presenting the right information on the permit drawings, then just the right sequence of steps in the demolition and re-building, he was able to convert a screened-in rear porch into a bedroom addition without my having to go through the complicated Committee of Adjustment process.

Also impressive is the lengths he is willing to go to to restore something in an authentic way. The kitchen in one house was a funky 50s style with the original fridge, stove and sink that I wanted to keep that way. But I also needed to get a bathroom into part of the area. He was able to reconfigure the whole thing, build some new cabinets to match the old ones, refurbish the appliances and get them all working, and patch the old tile floors, even found some accent tiles for the bathroom that fit with the 50s theme– just a great job.

More recently I have been using him to do the property management too, and he has been just as professional and effective. He finds good tenants and keeps them happy, and makes sure that the maintenance on the buildings is up to date and well done. I wouldn't work with anyone else.

This has been a consistent client over many years, on four different properties with two or three apartments each, and I have been very grateful for the work. In many cases the houses have needed substantial upgrading to prepare them for the young urban professional tenants they have, including bringing the units up to Fire Code retrofit status. It was a natural progression to manage the properties as well, and this client has very high standards for the tenants she accepts, which makes my job a lot easier.

Whole house renovation

When my husband and I bought a big old derelict house in downtown Toronto, it was a major challenge to bring the property up to the standard we wanted, while retaining the original character and charm that had interested us in the first place.

For budget reasons, we had to do the project in stages, but every time I had Beth Contracting do the work. This involved complete rewiring, re-plumbing, mostly new heating, repair of all walls, new kitchen and bathroom, refinishing of floors, doors and a hardwood stair that is a highlight of the house. The tradespeople that they have are all top-notch, and were very careful and respectful during the process. The major work in the first phase was all done before we moved in, but all the work that was done after that was completed with minimum disruption. This has ended up being a beautiful restoration with really fine craftsmanship, and we love our house!

Once we had our space mostly done, we then wanted to convert a very dank and grubby basement into a separate apartment. Brian did an amazing job, right from a design that made the most out of the floor-plan and sight-lines, to finishing details like a floor tile he recommended which completely seals out dampness, but looks warm and comfortable– not like usual floor tiles. The space looks awesome, and we had people competing to rent it.

It's not every day that I get to work on a house from the 1910s that is in almost original condition. That is, all the original floors, doors and mouldings were intact and largely undamaged, no new partitions or original walls removed, but the house had been neglected for many years and was in very poor shape. But it was worth it. The client wanted a renovation that would keep the original character of the house, not turn it into a high-end design wonder, which is very satisfying to someone like me, who respects old-time design and craftsmanship.

The basement was a different story, and we went for a very slick, high-tech look that was complemented by the exposed brick walls-- sort of a loft feel, though below grade.

Refaced stairs installed bamboo floors

My old stairs were creaky and worn, so they were screwed down and refaced with the bamboo that I was having put down throughout the second floor.
It is an old house, so the floors were very uneven, needing a lot of shimming. Quarter round and baseboards were removed, air leaks sealed around perimeter - all sorts of things that will make this place better to live in corrected as they were discovered - and the floors laid. Painting was done to freshen things up.
Altogether a spectacular job.

This was a challenging job, involving replacement of the floors and trim throughout the second floor of the house, and involved rectifying a lot of previous poor work. Because of the disruption, the client arranged to have the work done while she was away on vacation. We communicated via e-mail, and I sent her photos of progress along with any questions about issues that were uncovered. This sort of arrangement takes a lot of trust between the client and contractor, and I appreciated working with her. The stairs were actually added to the job late in the game. The client had been fretting about what to do with them-- it was too expensive to replace them entirely-- so when I saw I had a little extra time, I suggested we re-face them with the flooring material. P.S. I've been back a couple of years later, and the stairs are still tight with no squeaks.
