Sandeep, if you look at your house clearly, you can see clearly that there is no room under your flat roof (little balcony), it's an open area underneath your little flat roof so there is no way water can leak into your room from the little flat roof.
As I have told you during my 2 visits, water leaks into your room from the wall, not the little flat roof (balcony). Your room has no water leaks during summer rainy days but only during winter time when the temperature warms up (part of the ice on the main roof melts a bit but the bottom part of the little flat roof still have ice), the drainage on the little flat roof is then blocked by the ice dam and water going into your room from the wall.
Yours is a rental property. If it really leaks every year (like you said) and every time it rains, your tenant would have complained and you would not have waited till now (Dec 2022) to solve the problem. This is a solid proof that the flat roof is not leaking at all, otherwise you will see water leaks under your front porch ( which is directly under your flat roof)
We came to check out your little flat roof in Oct 2021 when it was your first time concern about your little flat roof. However, your concern at that time was only the standing water on the flat roof. I came and welded a flat roof membrane on top of the little flat roof so that you would have less standing water there (I have text msgs to proof my story).
Pls note, it's normal to have some (even a bit) standing water on flat roofs.
Second time you contacted us was in Feb 2022, you complained the leak of your little flat roof. We checked and told you that's the issue with the drainage blockage by the ice dam on the little flat roof that caused water overflow when temperature warmed up a bit and water went into your room from the wall. We then provided you with a quote to install a heated cable (with auto on/off switch) on the little flat roof and also redirect the downspout to solve the problem. At that time, you asked if you could only pick "redirect the downspout" just to save money. I already told you that would not solve the problem without doing all 3. You believe just moving the downspout will solve the problem? Absolutely not. Redirecting the downspout will only avoid water going to the little flat roof from the main roof. However, rainfall will still go directly to the little flat roof and when temperature drops, ice dam will still form on the little flat roof and the drainage blockage by ice dam will happen again. This is not going to solve the problem. Unfortunately, you didn't want to spend money in solving the problem and would rather leave it as is.
In Dec 2022, you contacted me again and told me that you would like to go ahead with the quotation that I provided in Feb 2022, which was 10 months ago. I told you that I would have to come up with an updated quotation because the quotation was only valid for 3 months (as stated on the quote). You were fine with it until you received my updated quotation with the price increased. You are now being upset is only because the price has went up. You strongly understand that the leak is not due to the little flat roof replacement or else, you wouldn't have contacted me in Dec 2022 and wanted to go ahead with the work.
Unfortunately, materials and labour costs have increased dramatically within this year. With no doubt,not only materials and labour, every single items in our daily lives have increased dramatically within this year. There is no way I can keep my 10 months old quotation as all the quotations are only valid for 3 months as stated in my quotation.
Also, when I first quoted you in Feb 2022, it was $800 for all the 3 tasks. But you want to save money to only go with 1 task. With all the materials price went up, labour cost went up, I updated my quote 10 months after to $1200+HST, not $1400+.
Honestly, the permanent way to solve this water leaking issue can be done by redoing the waterproofing membrane inside your brick wall, which I have been providing for my corporate clients for years. The only reason I didn't mention it to you because it's out of your limited budget!
I keep records of all of our conversations. I am more happy to provide them to refresh your memory if you have forgotten any details.
Notes: As I have told you the flat roof has nothing wrong, you will not able to solve this leaking issue even if you hire another roofer to redo the flat roof.
It is clearly the overflow and the wall waterproofing membrane problems. I hope you will listen to my suggestion to correct the overflow problem and stop blaming my flat roof is leaking.
