All in all our experience with Rene and his team was very good.

The (winter) project involved demolishing the existing 600-700 square foot basement in our 1970 sidesplit and building a 3-piece bathroom, office/bedroom, rec room, pantry, and laundry room. We had potlights installed in all rooms but the pantry, eight doors (including a pocket door and a door to crawlspace), built-in shelving in the pantry and a single flight of stairs. Rene's team also fixed a leak in the basement wall and some damaged concrete in the garage next to the basement.

The quote from Royal Basements was a bit lower than some others we got, but we chose them partly because Rene sketched out a floor plan on the spot during the initial consultation. That allowed us to go through a list of "what ifs?" Some smaller things like standard 5" baseboards and oak stairs helped.

What we appreciated the most about Rene was his flexibility and problem solving. He came up with a number of creative solutions that we think greatly improved the initial design.

We also really liked that they let us keep our washer and dryer in the basement throughout. We were able to resume doing our laundry pretty soon after they started.

Rene and his team were on time, worked hard and were professional throughout the experience. We primarily communicated through email and his response were timely.

the bathroom is built well (tile work is fantastic) and Rene promptly followed up afterwords to fix some minor issues. Which again, he came on time and explained what he was going to do.

We are happy that Rene and his team came in and did the job for us and would recommend them.

We hired Rene and his team – Ale, Diego and David – to finish our 600 sq. ft. basement from scratch and we are very happy with the result.
He was timely and courteous with the quote and the estimate was reasonable, not too high not too low. He gave suggestions about the layout, materials and other things. You can tell he has done that for many years.
He and his team are fantastic guys. All very polite and open to suggestions and requests. We felt very comfortable to work with them. He accommodated a few changes along the project even though that caused some delay.
As someone mentioned, his quote includes all materials - flooring, painting, faucets, etc. - which are quality brands but basic. If you want brushed nickel faucets, for example, you must buy it yourself and he will gladly install them. Sub-flooring was also extra. So be prepared to spend a 5-10% more on niceties.
Speaking of niceties, we went a little overboard with the “niceties”, that includes in-wall and in-ceiling speakers and wiring (HDMI 2.0, Optical, USB3.0, CAT6, to name a few) in the Home Theater and in the office. I did the cabling myself, Rene & team placed the boxes, studs and drywall. Finally he installed a nice stone veneer on the wall (extra cost).
The project completion took 7 weeks but the wait was worth it. We are very happy with the new basement and can sure recommend Royal Basements.

Royal Basements Inc helped us complete our my unfinished basement into an open concept recreation room, a bedroom and a full 3 piece bathroom (vanity, toilet and stand up shower), a pantry closet and shelving for storage in the unfinished part of the basement. The work involved, insulating our exterior walls, laminate for the floor, complete washroom and plumbing, painting the walls, ceiling with pot lights and completing the electrical.

Royal Basements have done a great job in finishing our basement. We were almost within the budget. Royal Basements was very accommodating to changes as long as they were within the contract parameters. Rene's (Royal Basements) suggestions regarding the layout etc, was also very helpful. Of all the contractors we met Rene was the only one who suggested replacing the basement stairs completely with oak hardwood instead of painting the old stairs or carpeting or laminate over the steps. This was within our budget price. There is a great attention to detail.

We definitely recommend Rene and his team for high quality of work, on time, and fair pricing. Although we were delayed due to the inspector not showing up for the electrical inspection by a week, Rene worked weekends to reduce the delay in timelines.

The only thing I would suggest is to add every little detail into the contract before signing up instead of assuming things as part of the package, for example installing the glass shower door for the stand up shower. We had assumed that this was included but it was not. Another one is shelving in the pantry cupboard. The pantry cupboard was made but no shelving because it was not in the contract. Rene will make sure to complete everything that is stated in the contract.

Overall I give Rene and Royal Basements a two thumbs up!

Renovation of a 900 square-foot basement. I have a high praise for Rene and his team, high quality of work, on time, fair pricing and great collaboration.

It has been a pleasure working with Rene on two kitchen projects. From opening a wall, tiling a marble backsplash, and installing a used kitchen, his skill and workmanship is truly appreciated. He patched a hole in a wood floor so seamlessly that you cannot tell there was a hole there at all!

We've been wanting to renovate our unfinished basement for a long time, and we were looking for a contractor who would provide quality work for a competitive price. We were anxious about making the right choice because we have heard "horror stories" from others who had bad home reno experiences with their contractors - and we didn't want that to happen to us. We actually checked out different companies and Royal Basements, Inc. was the best by far - not only were we impressed by the positive reviews we read, but we appreciated how quick Rene was to respond to our inquiries. He provided a clear and concise, detailed quote that was affordable, and met our needs. When we reviewed the quote and asked for clarity and slight changes, Rene promptly revised the document to make sure it reflected exactly what we wanted. Throughout the experience, Rene and his team were always professional, punctual, and respectful. They finished the project on time and delivered top quality results - exactly what we had hoped for.

The team worked with minimal disruption, and they were very efficient yet precise in their work. They were also very clean and organized and kept the dust and dirt to a minimum - something we as homeowners, truly appreciated (especially with a 4-year old in the house). From the start, Rene made things easy for us by providing all the documents, inspections, etc. that were required. He also provided useful suggestions on design choices and how to save money - and he was very flexible when we asked him for tweaks in the original design plan. We realized during the process, how much of a perfectionist Rene is - he did not miss any detail and he demonstrated such a passion for his work when he re-stained our new stairs in a colour that better matched our wood flooring. We really appreciate Rene's honesty, his kind and humble nature, and most of all...his incredible work ethic. We saw the same diligent work approach in Juan, Alex, and Justin, as well. He and his team felt like family by the end of the process - trustworthy, hardworking guys who love what they do!

We have been raving about Royal Basement Inc. to everyone we know because they have really exceeded our expectations and transformed our basement into a beautiful living space that our family can enjoy for years to come. Rene came in and was very professional, on time, and structured in his work. We had a completely unfinished basement and Rene came in with his small team to work on our basement. It is completely finished with a rough-in kitchen. We received many quotes, rene's was more than competitive and the Job was done with as much detailed quality as we would have hoped.

Thank you! Rene and Juan Carlos, you have brought light and made our basement feel very welcoming. Our basement needed to be demolished and all electrical including the main box replaced. Rene was prompt on arrival on the first visit. He spoke softly and gave us advice on what was possible and timeline. He gave us a written contract and we followed with many questions, but he always explained with advice that would save money and still give us good results. There were many revisions to the contract, because he highlighted points that woke us up to other possibilities that could further enhance the basement.

Rene, Juan and their team arrived promptly on the start date, and they stayed true to their work schedule until the basement was completed. They were very clean. All the demolished walls were taken away on the same day, so there was no big garbage bin in our driveway. We were very PLEASED...Thank you for keeping the PROCESS CLEAN!

We chose to install a very dark floor, and Rene stained the new stairs to match the floor colour perfectly.

Rene needed to travel for Christmas, so he, Juan and Alex came and layed the flooring on a Saturday. This meant we could use the space if needed. They resumed work as promised on January 4th. Juan worked tirelessly to paint the space beautifully... this included the laundry room floor. We were surprised to see that Juan even painted the floor behind the heating unit. Great Job!!!

Rene and Juan Carlos exceeded our expectations. They also arranged for all inspections and gave us the proper documents to show approval of the work. We will certainly have these gentlemen do more renovations in our home again. BRAVO!
