Had a new roof installed in 2008. Got a warranty of 15 years in workmanship and 30 years for materials. A year ago I started having this funny smell in one bedroom. I verified it was not an animal, but after investigation I found out it is the insulation in my attic. During this investigation, I noticed the roof deck is very curved/sagging and can collapse at any time. I remember at the installation time that company asked to replace boards that were damaged and I agreed - they replaced 18 boards. Their workmanship warranty DOES not cover anything related to the plywood they used. Now my question is why not? It was their decision not to replace boards - that means they took responsibility to evaluate and install on those boards - they deemed them okay at the time. I bet many people think they are covered for 10-15 years but now I have a failed roof that I need to replace ahead of time..... $$$$$. Oh, and they are not coming out to check unless there is a leak in the roof... I am not impressed and I advise anyone to ensure they are properly covered. I was happy with their work and the condition of the roof was the leas of my worry as I thought it was an 8 year old roof that does not need to be replaced yet...
