My girlfriend and I bought a home in Bolton, ON last week and had it inspected by Mourad of The Professional Home and Building Inspectors. As first time home buyers, the entire process of buying was incredibly stressful. Of the many concerns we had, one of the larger was regarding the structural integrity of our home. When Mourad was through with his inspection, my girlfriend and I had gained a confidence in our home that neither of us expected. The service provided to us was advertised as a home inspection, but what we actually got was a remarkably thorough crash course in home ownership.
We started from the outside of the home then went inside and worked our way from the bottom up. When Mourad found a deficiency he would point it out, explain the severity and tell us what it would take to fix it. Before moving on to the next area of the home, he would ask if we were unclear or had any more questions about this particular area. Mourad also gave us standard maintenance methods, costs, and intervals for any contents of the home that required it. Most notable was our inspection of the furnace room, where he went through every single piece of equipment with a find toothed comb, explained its purpose, how to use it, and all maintenance tasks associated with it. As an aside, I'm a mechanical engineer and was generally curious about the home's electrical as well as the inner workings of the HVAC equipment. I was asking technical questions left right and center, and Mourad didn't skip a beat. He knew it all down to the smallest details.
Before Mourad got started, he explained that we should budget 2-3 hours for his inspection. Because of all the questions my girlfriend and I were asking, it took over 4 hours and he was nothing but pleasant and friendly throughout the entire inspection. He also supplied us with a 50 page report containing every detail of the inspection by the next day (even though it was done on a weekend). When all of the formalities were out of the way, he took some time to chat with us and made us promise to call him if we had any more questions about the home no matter how far into the future. I most certainly recommend The Professional Home and Building Inspectors to anybody reading this review and all of my closest friends and family. Of all the additional costs to buying our home, I saw the most value in this one. I would pay double for The Professional Home and Building Inspectors' services in the future (Mourad, if you're reading this please disregard that last sentence).
