2nd storey Reno completed 2009. Balcony area leaked into its storey ceiling for past 4 years

Royal home improvements renovated the 2nd floor bedroom with walkout balcony in my home. I had to redo this balcony from a previous renovation done in 1997 by another company
The balcony design done at that time was a poor design and leaked badly. Royal Home Improvements changed the design to a simple flat roof design in 2009. They assured me it now wouldn't leak. It started leaking again especially in winter with snowmelt about 4 years later. I assumed it was the roof and not their work, so I replaced the whole roof using SmartRoof (excellent company) but not the flat roof of the balcony. Water still came in destroying the drywall below. SmartRoof came to inspect and said no, it is definitely the balcony roof causing the leak. They quoted a price to replace that roof which they started doing today.
They started looking for the problem and discovered the shoddy workmanship of Royal Home Improvements. They just covered everything up with siding, leaving gaps for rainwater to penetrate everywhere. All siding has to be replaced as well as the flat roof. My new cost to do this work is now $11,000. I didn't expect to have to replace everything Royal Home Improvements did 8 years ago. The aesthetic job they did on the interior of the room was very nice, but that was not part of the $25,000 I paid to have them redo the balcony area. The interior portion was another $50,000. I would never recommend Royal Homes to do any exterior work ever. Royal Home Improvements subcontracts to very low-quality trades.

Hardword Floors, cabinets, sink

We contracted them to do several jobs for our new home comparing to others. What got to us their sincere knowledge and able to help us with our projects. We gaved them a lump sum money and then in the middle of the job they kepted demanding for more or else they will walk from everything. When ever they decide to show up on the job and the workers did not look professional at tall actually bunch of young kids. it was a horrible experience something from Holmes on Holmes. Stay away and search for accrediated and professional contractors. Terrible and surprise they are still on the business. Poor quality of people

HARDWOOD FLOORING

THESE PEOPLE CAN NOT BE TRUSTED. WE HAD PUT IN AN ORDER FOR HARDWOOD AND THEY CLAIMED THAT TO KEEP THE PRICE AT THE LEVEL WE NEEDED TO PAY RIGHT AWAY, BUT THEY WOULD NOT PLACE THE ORDER FOR THE WOOD UNTIL THEY TOOK MEASUREMENTS TO BE SURE OF THE AMOUNT. THEY CAME TO TAKE MEASUREMENTS AND MISSED MEASURING A LARGE ROOM SO THEY SAID THEY WOULD BE BACK FOR THAT. THEN WE NEEDED TO CANCEL THE DEAL AND GET OUR MONEY BACK. WELL THAT'S WHEN IT TURNED UGLY. THE OWNER SAID THAT THEY PLACED THE ORDER AFTER MY WIFE CALLED AND TOLD HER TO GO AHEAD, WHICH NEVER HAPPENED. SHE ALSO SAID SHE NEEDED TO CALL THE SUPPLIER TO SEE IF IT COULD BE CANCELED BECAUSE THE SHIPMENT WOULD BE THERE IN ABOUT 2 DAYS. AFTER ABOUT AN HOUR I WENT BACK AND SHE TOLD ME THERE WILL BE A 25% RESTOCKING FEE AND THAT THE WOOD IS ALREADY IN HER WAREHOUSE. IT COULD NOT HAVE GOTTEN FROM 2 DAYS AWAY INTO HER WAREHOUSE IN A MATTER OF 1 HOUR. SHE DEMANDED THAT I LEAVE HER SHOP AFTER ASKING POLITELY FOR MY MONEY BACK. WE PURSUED THE MATTER WITH OUR CREDIT CARD COMPANY AND ENDED UP SETTLING THE MATTER THROUGH THEM. FUNNY THING IS, WE WERE REPEAT CUSTOMERS FOR THEM, BUT NOT ANY MORE. DO NOT USE THESE PEOPLE. THEY WILL DO ANYTHING FOR A BUCK, INCLUDING CHARGING HST BUT NOT PROVIDING THEIR HST NUMBER. IN MY DUE DILIGENCE I ALSO FOUND THAT THEY ARE TRYING TO SELL THEIR BUSINESS, COINCIDENCE? I THINK NOT.

Hardwood Flooring

Purchased 4 inch x 3/4 inch oak natural hardwood flooring to be installed for $7.50 per sq foot. This also included the removal and disposal of carpet and underpading.

The two guys installing were a pleasure to work with and did a great job.
