Drywall removal and replacement
In our approximately 175 SqFt. bedroom we had 3 ft of wainscoting around the room. We wanted to remove it and have new drywall installed (unfortunately the wainscoting was glued to the wall thus the drywall under it had to be removed). The owner was very friendly. It took him a day (with a helper) to remove the old drywall and install the new one. Here is where the issues occurred:
1) he did not take any of the garbage with him to dispose of, but left a ton of ripped garbage bags outside. When communicating with him before the project I asked (via WhatsApp) if the price included disposal and he said yes. I asked him about this and he thought that my garbage collection would take them. I informed him that garbage collection is every 2 weeks with a 3 bag limit. At that pace it would take a few months to get rid of them. He didn't seem to care and did nothing about it. Off to the dump for me.
2) The electrical outlets are recessed in the drywall and I will need to cut around the hole he made for them in order to access the screws so I can install an extender to bring them back out to level.
3) The job did not include sanding the new drywall at the joints, just the mudding. Are you serious? How can installing new drywall not include sanding the mud that was put on to make it smooth for painting. Plus, only one layer of mud was put on. From the little I know about drywall, you need to put multiple layers of mud on followed bu multiple sandings after in order to get a nice finish. When I asked him about this he said that it would be a painters job to do the sanding. He then offered to do the sanding and painting for an additional fee. I agreed as the price was not too high and I wanted to get this finished. He said it wouldn't take long as he has a 9" circular sanding machine. He said that it would be done the next day. When the next day arrived, I received a call from another individual who said he would be doing the sanding and painting and would be there soon. When he arrived, he had no sanding machine or materials. He didn't even have a paint brush. I asked him about this and he said that the owner told him that I have everything. Well I did have the paint. We both tried calling the owner with no success. Since that other individual was there, we went to a hardware store where I bought $50.00'ish of sanding and painting supplies. That other individual did the job in 4 hrs and it was not bad considering that there was only one layer of mud. But he was not a professional painter as there were lots of paint marks on the ceiling (which I will have to repaint myself) as he didn't use painter's tape.
When everything was done, the drywall job itself was not horrible but not great as could see (in certain light) the small bulge around the room where the old drywall meets the new one. Not the perfectly smooth transition that you would want. As for the owner, he still has not responded to my messages.
