We hired JY Construction to complete our basement renovation. We were thrilled with their service from beginning to end. Our basement was unfinished and we wanted to turn it into a legal one bedroom basement. Joanna guided us from beginning to end and passed all city inspections without issues. Her crew was amazing and we had no complaints. They worked hard everyday and we were pleasantly surprised with the finished product. Joanna was also very accommodating for changes that we requested throughout the project. For example, we decided to replace our water tank with a tankless system which she helped us with. We also had cracks that were not sealed by the builder and resulted in moisture getting through to the vapor barrier. Joanna's team removed all the insulation, sealed those cracks from inside and outside and we decided to replace it with spray foam instead. We also wanted to run a gas line from the basement outside to the backyard for our future BBQ and Joanna accommodated that request. Last but not least, the basement flooring was halfway completed when we came down and realized we wanted to put it a different underlayment. Joanna graciously accomodated us and arranged for the delivery of the Dri-Core subfloor that we wanted to switch too. We felt bad her guys had to remove what was done and install the flooring with Dri-Core but it's a testament to how well Joanna and her team were to work with! From beginning to end Joanna handled everything from framing,electrical, plumbing, HVAC, and inspections. We left everything in her hands and she delivered above and beyond for us! We have recommended Joanna to at least three different people since she did our basement and they have all been very happy with her! Would highly recommend her company to anyone!

I worked with Joanna and her partner to plan, execute and work with city planners for Oshawa and Pickering to complete 3 legal duplex conversions in under 1 year.

This company has a fleet of workers, work vans, access to materials that are not on hold or back order and have work 6 days a week from 9am - 7pm everyday until the job is complete.

As in any project there will be hiccups in the process, however, anytime we encoutered one we worked together to address it and their company ghas always lived up to their promises and work. I have had minor follow ups that needed to be adjusted after tenants moved in and they still committed to coming back to fix things when it went wrong. You need honest and reliable contractors who will do this as there are many out there that wont and J&Y even provides warranty on their work.

My suggestion to make this an easy process is to pick your materials and finishes in advance with Joanna before your project begins so you dont need to go back and forth during the process. Also, she knows what she is doing so trust in that when she makes suggestions or disagrees with some of your approaches. This company has worked with at least 30+ other friends in finsihsing their basements and remodelling full homes and commercial.

Would I recommend them or work with them again, of course, hands down, best pricing out there and dedicated workers to your job 6 days a week from 9 - 7pm, you dont see that too often!

For example, I asked the question " we would like to change the floor tiles for the kitchen" and Joana's response was " what about the foyer, they should match the same tiles ?"
