Sosabuilt

We hired Patrick (sosabuilt) to do our whole house Reno and we have now learned that was a terrible mistake. We would not trust him to do any type of renovation in our friends/families homes. He butchered the job and we have had to get many things done again by other contractors such as the washrooms. He’s inexperienced and we would not recommend him to anyone. He is only in the business for money and doesn’t care about the quality of work at all (see photos, our shower is breaking apart and we have to get it fixed before it leaks). He’s also terrible at communication and brings up additional costs after the contract has been signed even though he should’ve clearly known about those coats before he quoted us as the items were not hidden costs. He fights you over text and sends massive paragraphs rather than communicating verbally and professionally. When you mention some mistakes that you see he blames it on the house that it is “just like that”. He charged us $8500 for project management even though we had to go out to stores and purchase all of the fixtures, go look and choose out flooring, and compare prices for him at different stores. He would bring in just a few samples to choose from and then told us to look for ourselves. Where is the project management in that? He also blamed us for causing blockages in the shower and later it turned out it was actually the poor plumbing job that he did even though he is not a licensed plumber. Our contract stated that we would get a licensed plumber and no plumber came. Patrick cut costs by doing the work himself and using cheap materials, he even installed a chipped tile and then told us he cannot do anything about it (see photos). He decided to try to stain the stairs himself and we were left with sticky and discoloured stairs and had to get those fixed as well. He also made mistake on the bottom step and made it one inch smaller which is a safety hazard when coming down the stairs because the step is too small. We also mentioned that the whole washroom floor be tiled but he decided not to tile under the vanity just because he ran out of materials. He provided no excess tiles or vinyl to us for emergencies if anything breaks. He also refused to do any of the remaining final punch lists of items and we have had to find other contractors to do the work. We agreed that once the punch list is complete he would get the final remaining total which was the total required to complete the punch list of items. We have also learned that he has not paid some of his subcontractors for the work that they did. He also blocked us on Instagram from seeing his stories so that we wouldn’t complain that he didn’t finish our job before moving onto another one. He went three months beyond the deadline of completion and still left work incomplete. Very unprofessional and would rather recommend others that quote a little bit more but definitely complete the job with full integrity and quality.
