Be aware of services and guarantees
Both tenants and landlords should check the company's BBB and Yelp page, and Reddit 'Royal York Property Management before proceeding with them. The company is very good at marketing themselves but is not able to deliver on any of their guarantees and promises. Do your research and contact previous landlord/tenants under their management to hear some of the experiences.
Be aware of hidden fees. The company never mentioned this but will charge you additional fees for the smallest thing. Their accounting department is also awful. Their online portal is always down and we often see charges for work order that we were never informed of. The company doesn't notify you as well if a tenant short pays or pays late and you will have to request your property manager to look into this repeatedly until the issue is resolved.
Their maintenance department is also horrible. They promised 48 hours to resolve issues but things will drag on for weeks. They also subcontract the work and was not able to give you proof that their technician is insured and qualified. They will also quote you an amount that would be much higher if you had find a contractor yourself and will suggest unnecessary work.
Almost all their staff are in Albania who just graduated and have zero knowledge of how the rental law in Ontario would work. There was no cooperation between any of the staff/department. Often times you can call them for the same issue and you will get different answers/explanation from different people.
Move in move out inspection are also not done properly. They will miss so many issues that should've been raised from the beginning and often times does not notify the landlord days/weeks after the inspection is completed.
They also promised 'AAA' tenants and that they would be able to get a place leased in 15 days. Again, do your research for this as there are a lot of proof and stories out there about landlords still expected to pay commission even when the company wasn't able to find any tenant within the promised period.
To tenants, be careful as well and read stories about people not being able to get their deposits back and also having to pay for screening fee (which is not legal under the law)
