Be aware that if an appliance is not plugged in at the time of inspection that the inspector will not move it to plug it in and check for functionality. I ended up replacing my fridge immediately upon arrival because of this. I discovered a major flood had happened in my new home after ripping out all the carpets. I had noticed a musty smell when i walked in the home prior to purchase, and again at the walk through.Once the carpets were gone the musty smell disappeared, and we could also see the extensive water staining on the subfloor. James said he was not able to detect that a flood had occurred previously.
