We contracted Joe Milroy to help us build a three row modern infill. The project was to start in October 214 and complete in May 2015. It's now January 2016, and our project is not complete. Not only is it not complete, but we have had to engage a separate firm to help us remediate (at our cost, and the costs are significant) the quality issues that can be found all over the house. The drywall is poor,the trim is incorrect, there is damage to the windows and doors as a result of the poor oversight, the hardwood finishes are terrible. His poor decisions and oversight now force us to re trim the entire house, He routinely made decisions without referring to the design binders provided him. He was so poorly organized that we missed committed completion dates in May/August/ October/November and December. He routinely asks for payment in advance of achieving milestones and even asked for an advance on the final payment when we were not in the house, and with the finishes in a state that could only be considered a disaster. Joe would not follow through on commitments, routinely delaying.....the trades hired routinely complained that he was unavailable, or that they needed to return over and over again as opposed to Joe organizing them to come and complete everything at once. We have issues that were raised back in August/September that he never addresses and our new PM has rectified within a week of working with us. He also ran a culture on the job sight that tolerated damage to windows, doors, flooring, drywall..hence the reason some of the trades refuse to come back to fix as they have already been back on multiple occasions and Joe takes no ownership or accountability for the situation. I would avoid at all cost.
