We purchased a ~60 year home without conditions; thinking inspection was a waste of money and we can examine things about the property ourselves. After closing we felt uncomfortable having made a big purchase without inspection. A friend highly recommended iInspect Three60 to us and, after inspection of our house, I likewise highly recommend to anyone else.
Things we missed that were found by inspection: large amount of mold buildup in cold room, rust in and around furnace burners and electronics from a/c condensation not draining properly, water leaking inside the wall BEHIND the bathub fixtures (no idea how he discovered this!), gas leak on pipe elbow near hot water tank, 3 separate locations showing evidence of water damage that had been fixed/patched (two of which we now have to take down wall/ceiling to investigate further).
He was courteous, friendly, and offering insight and advice at every turn. The full report was received by email same day. We've got a list of important items to tackle before we can move in, especially with small kids.
Get an Inspector. I highly recommend iInspect Three60.
