Hello, to all potential home buyers. I am writing this to warn you about Mike Dineen from Hawkeye Home Inspections from Mississauga. My fiancée purchased a home before I met her in the heart of downtown Kingston. Excited about her first home purchase at the age of 21 she did not know what a house should look like to be safe. Mike Dineen is completely incompetent as a home inspector. The following reasons lists why.
1 - He did not list that the dryer was venting directly into the basement causing major structural damage to the supporting wood beam.
2 - Did not outline the extent of the dry rot in the basement causing structural integrity problems.
3 - The front of the house was re-roofed in 2011 and the back was over 20 years old. He said the roof was all "new", the back of the roof leaked as a result of him not saying it needed to be replaced.
4 - upstairs bathroom had a loose toilet... yes you guessed it the entire subfloor was rotten.
5 - half the electrical panel was overloaded
6 - attic had rodent damage to the wiring causing a potential fire hazard.
This is only a few on the list, you probably think well those all seem obvious, and yes they all were. I am a pilot by trade and have a small knowledge based of construction from my father that is in the business.
His report, if you look carefully at his "lengthy" reports that large majority of them are copy pasted off google. His pictures are out of order and his biggest concern with the house are useless things like big trees that need pruning and sinks that need drain plugs. His reports are not legible and are filled with false statements. I'm writing this so you don't fall pray to this incompetent home inspector. The other reviews are clearly accurate, the bad ones are the ones you never hear about. A quote from Mike to us. "Buyer Beware" Another thing don't let your realtor recommend him.
