Kovar was our roof contractor 8 years ago. The day before we were leaving on vacation, we discovered moisture in the barrier in our crawl space in one of the upstairs bedrooms.
Kovar dispatched an employee that day to
Come and investigate the issue. They inspected the roof in the area where the problem was occurring to see if they was any damage or vents that were leaking, then removed the plastic barrier and insulation in the crawl space to determine why we were getting moisture. Although there was no structural issues, the only recommendation was to remove items stored in this area and monitor during next rain storm.
We have had no leakage and the area is dry after several bad rain storms.
Suggested possible moisture issue might have been due to insulation being tight against the boards and this may have caused a build up of moisture. Also suggested using spray foam in this area instead of insulation.
Although the true reason for moisture build up in the plastic barrier/ insulation was undetermined, the fact that they came immediately to investigate and determine that we didnt have a leak, gave us peace of mind for our trip. We also didnt want our house sitter to worry about a leaky roof.
