I really appreciated the referal from your real estate agent who was very up-front in her desire to have a thorough and unbiased home inspection for the benifit of all involved in the transaction. My only loyalty is to the house I am inspecting, many home inspectors are so worried about upsetting the real estate agent(s) and not getting that next inspection referral, they forget who is paying them! I believe that a home inspection should gather the most information possible about the property in a factual and impartial way. I got the distinct impression that your agent would not be referring me to any of their future clients, and was far more worried about hurrying the process along :-)... "my inspector would have been done in 2 hours!", like some how a faster home inspection is superior???
Thank-you Mike, I appreciate your skepticism about on-line reviews. I strive to maintain a high ethical standard in everything I do and have to believe that those who choose to post / pay for fake reviews or engage in shady pandering to real estate agents / brokers etc, will eventually have to face the consequences.
Thanks for that Deb, glad you were happier with the second property. I never like to see clients have to pay for more than one inspection but it is money well spent in the long run. As you said, the good part about looking at houses after having attended a professional home inspection is that you can identify some deficiencies on your own before making another offer.
Thanks for the review Jill. I take great pride in my written home inspection reports, they take me as long to write as the physical home inspection. I do my best to document all deficiencies with a photograph and try to include an illustration of what it should look like. A two hour inspection with an on-site written report is probably worth what that type of inspector charges... or maybe not even :-)
I appreciate the review Jodie. The apartment style condos are much faster to inspect & report on than a detached house, but just as important. Many real estate agents advise their clients that a home inspection is not necessary on a condominium, but In my experience it is money well spent. Since the roof, exterior & mechanical room are the responsibility of the condo association they are not inspected, this helps to keep the inspection fee quite low. I always recommend a condo document inspection (by others) to address the items/areas which are not inspected.

Although it is never my intent to nitpick or scare a buyer, I believe it is in everyone's best interest for me to provide as much information as possible and let the buyer decide what is important to them. No house is perfect and I try to keep every identified deficiency in perspective. I encourage my clients to attend the inspection and believe that the education is of great value for all home purchasers & owners.
