It was a decent overall home buying experience with CaraCo. They built us a gorgeous house that we can call our dream home. They were very responsive from start to finish and their design consultant Maria did an exceptional job in providing us with all the upgrades we wanted that helped us step into a stunning home. The reason I am giving a low rating to the builder is because during the course of the home building process, the builder could have been more accommodating to our needs considering the price point but that wasn't the case like they charged us $5000 in July of 2022 to reschedule the closing by 5 weeks to fall of 2022 but then delayed the closing themselves by 6 months so they should have refunded the $5000 delayed closing penalty from earlier to us. Also, we didn't like the fact that they charged us a penalty of $180 per day for a delayed firm closing of 24 February 2023. This is even more frustrating when I explicitly informed them in September 2022 that I will be traveling late January/early February 2023 and therefore cannot close on January 31st 2023. They did acknowledge my request back then but later sent a legal notice informing of the delayed closing penalty in January 2023. That was not very professional from CaraCo specially considering the client is paying almost $1.3MM to purchase the property from them. Aside from these two unnecessary penalties which we felt were being treated unfairly by CaraCo, everything else was as per our expectations and the several minor defects we noticed post closing will be reported on the 30 days tarion warranty form.

CaraCo built our home three years ago.

Due to a lack of integrity on their part, the roof is failing and leaking in our home. They are refusing to cover any damages or improper construction.

We have product sheets from the supplier of their materials directly showing the way they installed it was incorrect, and due to that our roof is falling in and leaking.

I warn anyone purchasing a home from CaraCo to stay away, as they DO NOT warranty their roof past the first year and do not follow the guidelines for the actual installation of roof equipment.

The CaraCo team makes buying a new home a great experience. Before and after sales service is excellent. I would recommend a CaraCo new home to anyone who wants value for their dollar.
