Nobleton

I purchased one of their homes in Nobleton. The layout, finishings, exterior and property size was very good for the price compared to other builds in the area. My main complaint is that I wish they would have built the house during summer rather then the winter. But all in all we are happy.

So far, so good

Moved in a couple of years ago, no major issues from our experience. Our house closed on time, staff was courteous. My only advice would be to make sure that you really think through selecting your upgrades and to be sure. When you decide on a design and put it on paper, it feels like you can't go back to make a change after.

New Home

This is the second home that I have purchased from Fandor. The first was a townhouse, before upgrading to a 2400 sq ft detached home. I should have been wary after the first purchase, but the location of the second home was very desirable. My warning to anyone is to have a home inspection completed when buying any new home. Many people think this is unnecessary because a new home should be built to code without deficiencies. The reality is, that they will try to get away with anything that they can. Short cuts were taken everywhere. They will patch up any deficiencies that you spot, but even the repairs are done as quickly as possible. The justification is that if we take 100 shortcuts and the buyer spots 50, they are still further ahead in terms of cost. The grout in both homes' showers cracked in under a year. Gaps in hardwood flooring are significant. Painting and stain were sloppy and messy. When observing the building stage, I noticed that many units did not use mold resistant drywall in the bathroom areas, this would be covered up in paint so nobody would know anyway. Electrical outlets often would not allow plugs to pass. Poor grading caused pooling of water between houses, the solution to this was to put down new sod. Floors creaked and some areas of subfloor actually began to break. Basement floor had extensive cracks from settling. Sod was left on the truck for days and then laid down dead. many other issues as well. When booking appointments to have these things looked at, repairmen would often not show, citing some lame excuse the next day, after you have taken time off work to accommodate them (they want you to leave keys with them so that they can come in while you are gone... seriously). Essentially they stall as long as they can in the hopes that you will fix the problems yourself.

New Home

Hmmm...where do I begin. It was a disaster from day one right to the end that I couldn't take the horrible quality anymore and sold it! I had sooooo many issues during our Pre-Delivery Inspection that the builder finally said that we were only allowed one hour total and that all of our unrecorded concerns would be dealt with another time or we could put them on our one-year deficiency list!!! Seriously? The builder at the time was building the wrong elevation of our home, so they had to tear it down and start over. Instead of doing it right, they kept the main beams in place (for the wrong elevation) and built ours. Needless to say, walls were longer than they should have been, our decorative columns were out of place, and to make it worse, there was a "hump" in floor on both levels directly above each other where the beams are. Our kitchen counters and handles had to be replaced, the kickplates in all the bathrooms had to be replaced, the phone jacks never worked and we had to install our own. The ventilation system was never balanced so the uptairs was freezing in the winter and sweltering in the summer despite having an a good air conditioner. You could feel the cool air coming into the house around the windows and other places of the home. The siding began warping within a few months, the bricks were different colours in certain areas and the bricks were not consistently laid/symmetrical in key areas. Closet doors would not close properly because the walls weren't plumb. The nails underneath the carpet to hold it down were poking through and stabbing our feet as we walked on top of it. When I called them in, the worker simply took a hammer and hit the ends down. This caused the carpet to be held down by nothing and it was now lifting. I called them in again and he told me that it was cheap carpet and underlay and I had to live with it. We paid extra for the "vaulted" ceiling in the master and it turned out to be a little triangle shaped cutout in the ceiling...nothing like the floorplan described. Then there were drainage issues. Our sump pump did not stop when it rained. Our lawns were soaked for days after a rain and you couldn't step on it. The grout in one of our showers started cracking about a year in, the basement rough-in for future 3-piece bath was placed underneatht the stairs...really? As for the grading deposit of $500? Well I got mine back before I sold the home as my lot was one of the first built in the subdivision. In closing I could probably go on and on, but this review is long enough to drive the point that Fandor SUCKS. At the time it seemed like we were getting a good sized home (2900+ sf), but in retrospect I regret the decision. I had to move before the house started falling apart and costing me a fortune to heat and cool it. It seems that Fandor hired the laziest and most unexperienced (and probably cheapest) trades peeople for this home. Every short cut was taken and it truly shows. If you have any problems with your home, YOU ARE ON YOUR OWN. Service after they get your money is nonexistent and the "service" they do provide is a fight and they try to convince you that your deficiencies are "normal" for a new home. Remember, the salespeople are very nice because they want their commission and will tell you what you want to hear, but please please heed caution and think about this biggest investment in your life. New home purchase

This was my first NEW home and I've had a great experience so far. The builder was a little behind on the closing date but that didn't throw us off that much. The quality of the house is great; much better than PRATT! There were a few things around the house that were missing; backsplash, baseboards etc and they promptly had someone come by to install them at our convenience. There is however, a minor setback with the exhaust fan in the second floor bathroom that keeps turning itself off but nothing they can't fix!
Overall, I had a great experience with this investment and will recommend to friends and family.

Fandor Homes Barrie

I had a great experience. My home was ready 3 weeks before the move in date. The location of the community is in an awesome area. Can't complain, the process was the best so far compared to other builders...this is my 3rd move into a new home from a builder. I recommended my cousins to move here as well.

House

They threw our house up in the matter of weeks. Didn't even have a kitchen for the first month. Things that we where supposed to have in the house was a fight to get. Siding fell off the first year. Plumbing was horrible. When you purchase you need to give a $500.00 deposit for grading, and once this is approved they give it back (ya, right). My grading was approved Dec 09, and they are telling my that it has not been. I havre talked to the City Of Barrie (Manager of inspection), building dept and he has said the file has been closed and grading was approved. FANDOR keeps denying it. Do not buy a Fandor!!
