Bought two lots in the Castles of King City. The house plans and designs are excellent with lots of details both inside and outside and efficient use of space with excellent livability score.
Have had my share of issues between the two lots but nothing crazy or surprising for a new build, and all got either resolved or in process to be resolved. The major issues I encountered were:
- Condensation in Attic. Fixed by adding vents.
- Leaky porch roof. Being fixed.
- Defective Heated Floor sensor. Fixed to like new condition despite some digging and cutting holes in dry wall.
- Laundry Door not closing due to opening inside and upgraded machine. Being fixed by reversing direction.
- Few defective TR sockets. Replaced quickly and efficiently.
- Broken/chipped stone counter tops. Replaced or repaired.
- Numerous issues with Kitchen Cabinets (QTK is the biggest source of problems in both my lots although their product is good, their installers are lousy). Mostly fixed or being fixed.
I suggest to pay a lot of attention during PDI to try to catch as much as you can then because certain issues (Scratches, dents or other physical damage) is generally denied afterwards which is understandable. Problem is the houses are so big and detailed, you'd need a good few hours to do a proper PDI though my advice is to take your time.
Tony, the site super has been great to deal with. He's a constant presence at the site and a very reasonable and friendly guy. The ladies of the service team: Maria, Marcy and Antonella are all genuinely helpful and responsive. Roman the service tech is experienced, polite and very detail oriented.
Again, for new homes, there is an expectation of ongoing service visits for at least a year due to nature of the construction. The benefit of buying new though is that you can customize the house to your liking with many details that make like easier, without paying Custom Home prices!
Overall my experience has been positive with Zancor and I'd buy from them again if I have the chance. I just wish they would build more closer to GTA core!
