Purchased a townhouse the list of deficiencies I find daily is outstanding and Ive only lived in my unit for a couple of weeks.
HVAC ducts left loose not taped leaking furnace air out front door has massive and uneven gaps letting air leak into the unit not to mention winter time comes and your furnace will never shut off trying to constantly heat the house again losing money. The ghost builder fee prior to your mortage is $5000 a month when you actual mortgage is around 3000-3500$. Which is just a cash grab meaning to say if they wanted to wait an entire year you could pay $60000 just to live in your brand new poorly constructed property and none of it will go to the mortgagetiles grout is already cracking not to mention the horrible tile work where grout is missing completely, brand new floors are squeaky, paint all over door hardware, one window doesnt lock again allowing your heated or cooled air out, the list goes on and on GFI receptacle missing in washroom (how did ESA inspector pass this ???)
Be prepared for a longgggggggggg list of Tarion warranty MENKES IS THE WORST BUILDER STAY FAR FAR FAR AWAY
