Leaking window frames

There was a lot of rain earlier this summer, and we were getting some condensation and leaking at the base of a panel of windows in our dining room. This had never happened before and were getting very worried as the moisture was starting to collect on the floor below, which was nice parquet wood. The last thing we wanted to see was a waterlogged and warped floor and knew we needed this fixed. We were also concerned about moisture building up in the drywall beneath the windowpane, which could lead to mold and a costly repair.

We had been in touch with Quality Restoration about another job and while they were by, we had them look at the problem. They could tell right away where the water was going and how it was getting inside the house. By getting up on a ladder to see the outside of the window up close, they could see that there was no outside caulking to properly seal the window.

He got the proper sealant, and while he was up there, he did the kitchen window too. He showed us how we were getting a slight draft in the kitchen - for the same reason water was getting in the other window. After caulking both window frames, both problems were solved - no more water has come in since, and the kitchen window draft is gone.

Rebuilt our back yard fence

We had an old fence that was falling down and badly needed replacing. There were a few quirks to work out to keep the neighbors happy, and this took a lot of patience, but they worked well with everyone concerned. In the end, though, they did a first rate job and the back yard looks much better now. Money and time well spent!

Chimney repair and restoration

My chimney was obliterated by a lightening strike. I obtained multiple quotes and got vastly different advice on how to clear debris from the flue and rebuild the chimney. Quality Restorations delivered on time and on budget with excellent results. I couldn't be more pleased. Thanks Doug!

Rebuild the top of a two-flue chimney and replace more deteriorated bricks

This house is about 23 years old and the chimney top had already been rebuilt about a dozen years ago by another company which poured a new concrete cap and installed new flues. This repair failed and I got quotes from two other companies.

I went with Quality Restorations after speaking with Doug Pearce, the owner. He impressed me with his experience and knowledge, and his quoute was detailed and competitive.

He sent Carl and a helper to do the work and it was completed to my satisfaction in about one and a half days, longer than they had expected because of the need to cut up the massive poured concrete cap mentioned above. Although it was not possible to get a perfect match of brick, they did get a reasonable facsimile.

Once done, they did a great job cleaning up the yard. One small quibble, after the recent heavy rains, I found a bunch of brick chunks and residue coming down from the eavestrough into rain barrel my wife uses to water her sensitive plants and flowers.

Other than that, I am well satisfied.

Replacement of deteriorated brick and chimneys on 100 year old building

I asked for an estimate from Quality Restorations on removing the top of a crumbling facade on my building and replacing two old chimneys. Company owner Doug Pearce called me and we discussed what needed to be done. he clearly had experience and knowledge, and knew what the best course of action would be, and also, what red tape would need to be dealt with (my home is on a busy artery). Once I signed off on a detailed three page quote, Quality Restorations got the permits and dealt with disposal issues. Doug has been in business long enough that he knew the roofing company I had hired for the next phase of this job, and called them to make sure the masonry work on the building edge and the roof work would tie together properly.
It took a few weeks to get the job done, due to Quality being in high demand, and some delays with permits. Once the crew arrived, they were in and out of the job in two days. They cleaned the site up, hauled away the bricks, it was as if they had never been there, except the building looked great.
I have dealt with many different types of contractors in the past six months, and the sort that I have grown to resent are the ones who expect the client to repeatedly explain the job to the workers, talk to the city, dispose of material - all things that the client has no experience with. Quality Restorations were in control from the moment I signed up with them. If I did have questions, I called the head office and they would page Doug for me right away.

Any advice to offer fellow homeowners facing a similar project?
Go with professionals with plenty of experience, particularly if you have an older building. There are places in your house where you can hire the local handyman, but not the external walls and chimneys. Use a company that does the job safely with proper ladders and scaffolding, as you don't want an injured passerby on your conscience.

Thanks very much Rob for this review - we take all this for granted (dealing with permits, pedestrian safety etc ) but you are right. We have seen a number of incidents this year in Toronto - one where the facade of a building collapsed into the street and another where men fell to their death simply because basic permits and fall safe regulations were not followed. I am glad that you are happy with the final results.

Brickwork, Roofing & Eavestrough

I first contacted Quality Restorations from a referral by another company on Homestars that was too busy to do my brickwork job right away. Right from the beginning, Doug was clear and helpful with information and quotes regarding my brickwork. Because of this, I also asked Doug to quote on some roofing that was required as well. He gave me very good advice and options for the roof and wisely suggested I should also change the eaves and downspouts. Doug had given me an estimate on laying plywood on the roof (which I thought I needed) but honestly stated that it wasn't necessarily required. I went with his advice and saved money! I was very impressed with Doug's brickwork team (Peter & co-worker) and his roofing/eaves team (Mike & son) that I would highly recommend them to anyone looking for this type of work. Doug was always very clear about what was happening and when. Very great service and also very cost competitive when I compared his quotes with others. I feel that I can trust Doug to give me honest advice and would use his services again when required. In fact, I've already had him quote on some other work. I highly recommend his company. (Doug, thanks for the extra work to paint the changed bricks. I really appreciate it!)

Rebuilding chimney

No problems with this company. They did a very professional job rebuilding the old chimney on our 100-year-old house. They offered a competitive rate and provided very courteous service. The roofing company that followed agreed that the job was well-done.

New roof on one of the original farmhouses in Leaside, plus all new eavestroughs and downspouts

Our house is over 100 years old, and a neighbour called to ask if we had looked at the roof lately. It was deteriorating fast. A neighbour recommended Doug Pearse of Quality Restorations, saying they had done high quality work on his house at a reasonalbe price, on time and on budget. This was our experience too. In addition, the tradespeople, and Doug himself, were a pleasure to work with -- utterly straightforward and professional, making very good recommendations on the various small questions that came up. All in all, a very positive experience.

Eaves, soffit and fascia

My second job with Doug at Quality Restorations was just as good as the first. Our new eaves, soffit and fascia have transformed the curb appeal of our house. The work looks great, our needs were met, advice on placement of the downspouts was given and the cleanup was exceptional again.

Brick Tuckpointing

Tuckpointing looks great and the cleanup after was more than expected. I barely knew they were there and gone except for the new mortar work. It even matches the old mortar pretty closely.
