In June of 2009 we had a home inspection done by this man. He had been recommended by a real estate agent. Based on his inspection we purchased the home. He had advised us that we needed to replace the shingles - fine. We had to replace a few boards on our upstairs deck - fine. Our furnace would last another 10 years - fine. Our attic insulation was fine, no problems there. Our electricals were fine.... Everything looked good. We had set aside money for the roof, we wanted new windows and renovate a few bathrooms. Upon his recommendation we purchased the home. Well - all heck broke lose within weeks. Called the roofers (5 quotes) and instead of the $5,000-$6,000 Aitken had predicted, we needed to have the complete roof redone and brand new insulation in the entire attic. All the wood boards and insulation were black with soot and mouldy and basically rotten. How could he have possibly missed that? It ended up costing us $26,000. We had already ordered our new windows, so we were not expecting this extra expense. As the windows were being replaced, we were informed that our two storey deck was completely rotted and that it was unsafe to even stand on it. The workers refused to install the upstairs windows and door until the deck was made secured. A new contractor was called in, and he basically pushed the main posts with his foot and they litterally crumbled they were so rotted. So, another $19,000 was spent to make our two storey deck safe and sound. It was the best feature of our home, so we had no choice. As for the electricals, Aitken had said $300 to bring it up to date - when the water heater started leaking, Endbrige would not replace it until our electrical panel was brought up to code. Everything was doubled up. It cost us $2,500..... Fireplace - "make sure you have it cleaned". We did so and lit our first fire and almost burned the house down. The second story was filled with smoke with leaks everywhere in the chimney. Another $2500. Within six months we had to replace 3 out of the 4 applicances. The list goes on and on. We have spent over $95,000 in the 3 years we have been here. I agree with the other reviewer. Real estate agents should not recommend this guy. I wish we had the money to sue him!
