Anyway, fast forward 8 years later. I discovered a soft spot on my flat roof. Dealing with Avenue Road to rectify the problem was easy and painless. Cas come out to have a look, and we did some exploratory analysis of the problem from a hole I put in the ceiling under the soft spot. No water marks, no wood or insulation rot. Cas and I agreed that we would open up the roof from outside above the soft spot. If the problem was no fault of Avenue Road, I would pay half, otherwise, there would be no charge. Avenue Road technicians Zack and John were here today and we discovered ants had eaten away the 1" thick ISO rigid insulation barrier and created the problem. I was prepared to pay half the value of the work done, I thought it was a very fair deal. I was pleasantly surprised to find out from Cas that there would be no charge. I thank Avenue Road Roofing for their excellent service and professionalism in all regards.
