I would seriously advise not using Modern General Contracting. Our East York roof was replaced October 12, 2006 with 25 year IKO Warranty shingles. The roof looked good when it was done, but over a span of twelve years we have experienced leaks and water damage. The first leak occurred within six months, causing paint to peel in a bedroom closet ceiling and damage to the hardwood floor. Mike's team claimed it was just due to the direction of the wind and rain that lifted shingles. We accepted that opinion, however after another four subsequent leaks in different rooms in different places, and at different times, we could not believe the excuses every time. We believe it was poor workmanship. As other reviewers have noted, Mike does not answer his phone and his answering machine is invariably full. We had several shingles blow off the roof a few years ago, Mike did not respond to our calls for two weeks. His team showed up, then gave an extremely high quote. Luckily we had already found another contractor. After one more leak in 2018, Mike was finally convinced to assess the damage inside the house. He claimed the problem was due to inferior shingles. His team removed a shingle and said he would talk to the IKO representative. Nothing happened. In a follow-up call, Mike said he would try and get get us a break on shingles if we used him to replace the roof. We replaced the roof but used another company. We are getting verbal quotes of about $4,000.00 to repair the ceilings in two bedrooms, repair hardwood floors in one closet and remove mold in another closet. The decision of course is yours..... was it the shingles or was it the workmanship?
