Complete wast of money...
We hired Roger Orvis to perform our home inspection for our first home purchase for which ended up being a great ordeal with the multiple items not found. He showed up to out house with only the following items: -pair of gloves-ladder(s) -flashlight-screwdriver -GFDI and circuit tester -digital camera -moisture monitor During the inspection, there where numerous items that were found later but missed. He did not even mention any cracks in the foundation for which we were able to point out one and then another which had been injected otherwise those would have been missed as well. Currently there are 5 cracks for which 4 are actively leaking. Not to mention the multiple and large crack in the garage which also shows shifting of the bricks from the outside. Waterproofing from the exterior is required and average cost is $15,000 for both sides of the home. Roger did not even go in the attic and only looked in there. We are now having water come in from the furnace vent and another location from a nail through one of the shingles it appears. He did not comment on any of the mold spots present in the basement for which mold tests show presence of mold. There are even black mold spots under the main spiral stairs going to the basement not to mention the studding in that closet under the stairs. Roger did not even report on the exterior door going to the back yard from the garage for which it binds and does not open properly not to mention the entire shifting of the bricks in that area for which $3,300 was spent to waterproof that corner and fill in the mortar and another $2,000 required to replace that door. Roger also did not comment on the home alarm system for which it is not working as a result of missing and disconnected door and window sensor, front door sensor not working and glass break detector wire cut. Roger had previously told me via a phone conversation that he can send release papers for a full refund and we stated that we need to be in touch with our lawyer.
Now that we tell home we would like to proceed with the refund he states that it's almost 2 years and that he cannot issue a refund stating that he did a good inspection.
All we want is a refund so we can move forward to dealing with all the problems we have in our home.
