We hired Dynasty Renovation to remove the basement floor of our century home, bringing the uneven 2" thick cracked concrete flooring up to 4" thick leveled flooring. We looked at at least three other concrete companies before deciding on Dynasty. My specifications were to remove the existing flooring and enough of the sand underneath, put in 2" of 3/4" crushed gravel, and then 4" of level concrete over 250sqft. One contractor wanted up to $25k for the job, another told me I didn't need any gravel under the concrete and that the existing sand was fine (not what I asked for), and the third did not seem to have experience with doing this sort of work in basements. Dynasty actually offered to go one step further, by providing 4" of crushed gravel, and a vapour barrier under the concrete. Luke was fantastic to work with, communicated the schedule of payments and provided invoices for each payment, and even communicated when there was a day's delay because one of their workers called in sick. They were very good about taping up plastic to protect the walls during the demolition and pouring of the new material, and Luke even mopped the entry area to the basement after the job was complete. Overall, their guys worked really hard and got the job done in a short amount of time, which was awesome. Once the concrete had dried, we engaged Dynasty again to fill in along the walls, where the leveling of the floor had left a difference in height from the original flooring. While this was initially discussed at the outset, it required a return visit once the concrete had dried and was an additional charge that we were willing to pay in order to make the job complete. The only negative was that one of the workmen had cleaned his tools outside in the alleyway, which left dried concrete on the walkway that we share with our neighbour. I have cleaned it up myself, but it could have been prevented with a bit more care.
Overall, we are very happy with Luke and his team's workmanship. I would not hesitate to recommend Dynasty, and intend to consider them for other future projects. Thanks Dynasty!
