Home Inspection of a New Build for Tarion New Home Warranty Purposes
My wife and I were overwhelmed with Tarion's New Home Warranty requirement to submit a 30-day list of deficiencies with a tight deadline looming. We lacked the expertise and time to be able to adequately assess what should be identified as Tarion-related deficiencies except perhaps for some obvious cosmetic issues around the house. We put in a call to Phil Acker who came to our aid in an extremely timely fashion and conducted a thorough (and I mean thorough!) home inspection. Phil uncovered various deficiencies of all sizes and concerns throughout the house both interior and exterior and produced a detailed report within a few hours. The report, complete with detailed photos, made it easy to complete the Tarion 30-day form. More importantly, Phil explained to us all aspects of what he was finding as he was doing the inspection. We learned a lot just by listening to him and were so impressed by his expertise but also by his ability to educate us on complex building-related issues in laymen's terms. If we had not hired Phil to undertake this home inspection we would have missed at least a dozen concerning issues with our new home, issues that would have potentially cost us thousands of dollars going forward.
