The project was sod replacement and a French drain modification. Jude came to assess and provided good direction on what was needed for sod and a appraisal of the drain repair without really knowing what was underneath. The crew arrived on the scheduled day and had the job finished as planned in five days. When they opened up the drain area, the job was more extensive then I had expected. After a second day of discovery we discussed a solution. I appreciated our collaboration to develop a solid solution. Their workpersonship was excellent and they executed well. They provided pictures of the drain system before they closed in the area so I could see the work and have it as a reference for the future. On time, on budget, work done well. Bart Szoke architects helped us design the space, create a bid proposal, manage the GC bid process and execute the final build contract for our $650K+ renovation. Bart successfully represented us in our variance hearing at the Toronto Committee of Adjustments. The project was a complete restoration of a tri-plex in Toronto that changed 3 bedroom one washroom flats into 2 bedroom 2 bathroom modern rental units. With Bart's help the job was completed in 7 months and within 5% of the contracted price. Bart was engaged in the project from inception to conclusion. He visited the site regularly and provide guidance to the contractors insuring the work was performed as designed. The entire renovation process was a positive experience for us. We are in the process of renovating our Tri-Plex. We engaged Bart Szoke Architect to help us design, plan and execute our project. Their responsibility is extensive. It includes; All design, drawings, engineering, permitting (which included Committee of Adjustments submissions and hearings), project tendering, contractor selection and final build contract. Bart and his team have sound expertise in architectural and build design. With a solid background in construction, Bart sets clear direction for our trades and has been an active conduit and technical resource between the trades and city inspectors. Given our high build cost, it was important to spend time up front to develop detailed design and build schedules. With Bart's experience and help, we created a comprehensive bid package that defined all project deliverables. We are 75% through the build and our cost differential is less than 2%. This is our first major renovation. Our goal was to partner with a professional that would provide guidance and advice that defined a clear project path. We are in the process of a major home reno. Part of the job required a garage teardown and subsequent tree removal and new garage build. The contractors timing was tight (1 morning) to get in and remove the tree. The Tree Doctor showed up on time and allowed our contractor to stay on schedule.
