My contractor drilled through a 4” opening through the LVL beam and I was concerned about the integrity of the beam. I called Mohammad and he was prompt and scheduled a visit the same day. He expedited the assessment and suggested repairs, which my contractor promptly implemented.
All in all a speedy action on what was a concerning situation.

We recently moved into a 35 year old house and wanted to remove a few load bearing walls to open up the layout. Mohammad came and took all measurements, and in a few weeks provided a detailed drawing of my whole house as it exists and what the proposed drawing would look like. He also helped me with the city permit and directly worked with the city to get my permit approved. He is also going to be available to talk to any city inspectors and general contractor I choose to do the work. I asked him for a recommendation for a company that he has worked with in the past and he shared a reputable company who I am considering.

Our kitchen is quite old and we decided to renovate it this year. We need to replace a load bearing beam and remove a wall to make the area more open. Our contractor believes the wall that needs to be removed is not a load bearing wall. We contacted Mohammad for an assessment. He responded right away and contacted us when he has a cancellation so we could meet sooner. Mohammad was very knowledgeable and very thorough. He spent a few hours doing the measurements and cutting holes to see what is inside. He found the wall we are planning to remove is a load bearing wall. He provided detailed drawings and instructions. He is very honest, professional and very easy to work with. He provided everything we need to apply permit from the city. We would definitely recommend him to friends who need a structural engineer.

Sauzteq did an awesome job in creating floor plans for my upcoming home renovation. Mohammad accurately determined the exact placement of critical joints and load points in the house.
