2nd storey addition + main floor renovation

"Our family has had a great experience with Modular Home Additions. We live in a nice Etobicoke neighbourhood, close to good schools, but with a growing family, and really couldn’t afford to move to a bigger house without leaving the area. Modular helped us plan, design and build a spacious second level and renovate our existing main floor. Modular really provides a personal approach - you get to know most of the Modular team and they are available and helpful on a regular basis. Issues will arise in any major renovation and Vadja, Dule, Dragana and the Modular team have always stayed in touch and made themselves available to solve everything with us. The best part was that the main "shell" of the house was build off-site in a factory and only took just over 3 days to assemble on-site. This saved time and was very affordable as we moved down to the basement during contruction. The whole house was basically completed between November 22 07 and now. Feel free to check it out at 17 Lloyd Manor Road, Etobicoke."

2nd storey addition

My husband and I had the most horrible experience with this company. The company advised us that we needed to have a feasibility study done on the soil which they charged us for in amount of $2,120.00. After we paid for the test the results came back satifactory, the company sent us an e-mail to advise that they cannot proceed with the second storey. There was no explanation given, once we called for an explanation we were told that it is because we have trees in the ward and hydro poles. This is a precaution to other home owners who can fall into the same trap. We approached the company for a refund but of course they have so decent business practice nor any sense of what decent customer service is all about as they would have advised us of these factors prior to taking our money for the feasibility test. I guess this is just another one of the many schemes that companies play by to make easy and dirty money

Company Response

As much as our clients are entitled to chose their builder, we are entitled to chose our clients

Install addition

Experience was good if you want to be able to live in your house during the reno. No hotel or calling on friends for a place to live. Very clean, good crew, made everything in 3 days as promised and advertised.

2nd story addition

This is a slick organization. They have very expensive marketing materials, and their sales staff lull you into believing your project will be completed on time, on budget and to your satisfaction.

That is far from the truth. The budget estimates they provide are not realistic, and you will never be able to build for what they tell you unless you use recyled materials and low end fixtures (i.e. they told me I would be able to buy and install all fixters for 2.5 bathrooms for $5,000).

Although they provide the exterior shell and indicate that you can use any contractor (i.e. theirs or one of your own) - after an exhaustive search, I discovered that I could not find a contractor that would work on Modular Home Additions. So I was forced to use a Modular contractor. He eventually abandoned the job and we were forced to find independent contractors to complete their work.

You need to keep an eye on Modular. They try to take short cuts, and if there is a problem, I advise you to hire an independent inspector. The owners use bullying tactics to back you into their solution.

I believe we made a mistake in selecting Modular. Don't make the same mistake

Company Response

We would like to offer our sincerest apologies to Karen. However, we have done over 400 plus renovations in our 6 year history. The vast majority of these home owners have been greatly satisfied with our workmanship prices and timelines. Our item by item quotes are extremely accurate. $5000.00 would have bought Karen good quality, basic fixtures for 2 and 1/2 bathrooms. We've done it in other houses. Over 80% of our clients have used there own interior finishing contractors with great success. The contractor used, at Karens house, unfortunately ped the ball. Abandoning both Karen and Modular. As a company of our word, we've worked hard to rectify the problems that were created. Modular made every effort to fascilitate a timely completion of her project. We offered to arrange alternative contractors, at our expense, to complete the works. Modular does not take short cuts however, the original interiors contractor did. I have worked for Modular for approximately 5 years. The owners have always always worked to be fair and honest with the clients and staff of the company. Like all other renovators Modualr makes it's fair share of errors. However, we ALWAYS work with our clients to rectify the situation(s). It is unfortunate, in Karen's case, that we did not meet the high standards of customer satisfaction that we have set ourselves.

Home Additions

The lines were terrible. Phone calls were not returned. I never knew who I was dealing with at each stage of the project. They caused damage to fixtures and my house. The project was delayed by 3 months.
